What a duplex costs to build in 2026

A duplex house costs about Rs 1,800 to Rs 2,300 per sq ft of built-up area at a standard finish in 2026. For the common sizes that means Rs 36 to 46 lakh for 2,000 sq ft, Rs 43 to 55 lakh for 2,400 sq ft and Rs 54 to 69 lakh for 3,000 sq ft in a tier 2 city. Premium duplexes with marble, large glazing and a stone clad front run Rs 2,600 to Rs 3,500 per sq ft.

By duplex we mean a single family home across ground and first floor with an internal staircase, often called G+1. If you plan two separate units with separate entrances, add 5 to 8 percent for the second kitchen, second electrical meter and extra doors.

Why a duplex is cheaper per sq ft than a single floor

One foundation and one roof serve 2,400 sq ft instead of 1,200 sq ft. Foundation and plinth are about 9 to 11 percent of a single floor house. In a duplex, that cost is spread over twice the area, so the share drops to 5 to 7 percent. The roof slab, waterproofing and parapet follow the same logic.

• Foundation and plinth: shared, saves Rs 90 to Rs 130 per sq ft.
• Roof waterproofing and parapet: shared, saves Rs 30 to Rs 50 per sq ft.
• Water tank, sump, electrical panel and compound wall: shared, saves Rs 40 to Rs 70 per sq ft.
• Added items: staircase, first floor slab, extra bathrooms and a taller elevation, which cost Rs 60 to Rs 100 per sq ft.

Net saving is roughly Rs 150 to Rs 250 per sq ft, or 8 to 12 percent. The saving shrinks when you go beyond G+1 because columns and footings have to grow. Stage-wise cost breakdown for a 2,400 sq ft duplex

This is the estimate shape we use for a standard finish 2,400 sq ft duplex on a 30x50 plot in a tier 2 city in 2026. Our structural engineer sizes the frame for two floors, which is why the RCC row is a touch heavier than in a single floor sheet.

The structure rows add to Rs 18 to 24 lakh. The finishing rows add to Rs 25 to 33 lakh and are where your choices live. A 2400 sq ft duplex cost at standard finish therefore lands at Rs 43 to 55 lakh.

What changes the duplex construction cost per sq ft

Soil and foundation

A duplex puts twice the load on each footing. On good murrum or hard soil, isolated footings at 1.5 to 1.8 metres depth are enough. On black cotton soil or filled land you may need deeper footings, under reamed piles or a raft, adding Rs 2 to 4 lakh to a 2,400 sq ft duplex. Staircase and double height spaces

A simple RCC dog-legged staircase costs Rs 1.2 to 2 lakh finished with granite and a steel railing. A designer staircase with glass or a double height living room can add Rs 3 to 6 lakh and also raises the elevation cost. These are worth it for some clients, but decide early.

Elevation and city

Extras beyond the contractor's quote

1. Building plan approval, architect and structural fees: Rs 1 to 2.5 lakh depending on city and plot size.

3. Water, sewer and electricity connections, often two meters: Rs 60,000 to Rs 1.5 lakh.
4. Borewell, sump and overhead tank sized for two floors: Rs 1 to 2 lakh.
5. Rainwater harvesting where bylaws require it: Rs 40,000 to Rs 1 lakh.
6. Contingency of 5 to 10 percent.

How to keep a duplex on budget

In our Indore studio the duplexes that finish on budget share a few habits. None of them involve cutting steel or cement.

• Stack bathrooms and the kitchen vertically so plumbing risers are shared between floors.
• Align first floor walls over ground floor walls and columns to avoid transfer beams.
• Keep the staircase simple and put the design money into the front elevation where it is seen.
• Freeze both floor plans before the plinth. Changing a first floor layout after the ground slab is cast is expensive.
• Get stage-wise quotes and tie payments to measured work.
