Rental Income House Plans (Owner Floor + Rental Units)
Live on one floor, rent the others. Independent units with their own entry, kitchen, meters and staircase access.

Half the G+2 briefs we receive in Indore, Bhopal, Jaipur and Lucknow are the same: the family lives on one floor and the other floors pay the EMI. A rental income house is not a duplex with an extra kitchen; it is two or three complete homes stacked on one plot, each with its own entrance, kitchen, toilets, meters and a shared or external staircase, planned so the owner's privacy survives the tenants.

Three ways to stack owner and tenants
- Owner on the ground floor, two rental 2 BHKs above: easiest for parents, parking stays with the owner, tenants use an external stair at the side.
- Owner duplex on the top two floors, rental on the ground: best privacy and terrace access for the owner, the ground unit rents fast because it has parking and no stairs.
- Stilt parking plus three identical floors (G+3 where FAR allows): maximum rent, owner takes the top floor, a lift provision is worth planning from day one. Compare floor options in G+1 vs G+2 house design.
What makes a rental unit rent fast
Tenants in tier 2 cities pay for four things: a separate entrance that does not pass the owner's door, a kitchen with a utility balcony, two toilets, and a parking spot. A 2 BHK rental floor of 900 to 1,000 sq ft hits all four on a 30x40 plot. Common mistakes we fix: a single shared staircase through the owner's living room, one water tank for all floors, and no separate meter, each of which costs rent or peace later.
Plan the plumbing so every unit has its own down-take and tank connection, and leave a service shaft for future cables and AC pipes. Our working drawings set these out floor by floor.
Cost and yield in 2026
Three stacked 950 sq ft floors on a 30x40 plot cost roughly Rs 48 to 70 lakh to build at standard finish (about 2,850 sq ft). Two rental floors at Rs 10,000 to 16,000 a month each return Rs 2.4 to 3.8 lakh a year, a 4 to 6 percent gross yield on construction cost, before the owner's own saved rent. Premium finishes rarely raise rent in proportion, so keep rental floors standard and spend on the owner's floor. Check your plot in the construction cost calculator and read about hidden construction costs before fixing the budget.
Approvals: independent floors vs one house
Most development authorities sanction a multi-unit residential building on a plot as long as FAR, ground coverage, parking (usually one ECS per unit) and setbacks are met; some cities ask for a 'group housing' or 'builder floor' classification above three units. Where a shop is included it becomes mixed use; see house with shop plans. We draw the sanction set in the format the authority expects.

Rental Income House Plans: common questions
What is the best plot size for a rental income house?
A 30x40 (1,200 sq ft) plot is the sweet spot: three 900 to 1,000 sq ft floors, each a 2 BHK, with parking in front. On 20x40 you get 2 BHK floors of about 650 sq ft; on 40x60 you can do 3 BHK rental floors or two units per floor.
How many floors can I build for rental?
Depends on FAR and road width. Most tier 2 cities allow G+2 on a 30x40 plot, some allow stilt plus three or four on wider roads. Our urban planner checks the sanctioned FAR before the layout is fixed.
Should the staircase be inside or outside the house?
For rental floors, outside or in a separate side lobby, so tenants never pass through the owner's rooms. An internal stair is kept only when the owner occupies a duplex on two floors.
How much rent does a 2 BHK floor earn in a tier 2 city?
In 2026 a well planned 2 BHK floor with parking rents for about Rs 10,000 to 16,000 a month in cities like Indore, Bhopal, Jaipur or Lucknow, more in prime colonies. A separate entrance and two toilets add the most to rent.
Do rental units need separate electricity and water meters?
Yes. Separate meters avoid disputes, are expected by tenants, and are required by most distribution companies for independent units. We plan the meter board, tanks and down-takes per floor in the working drawings.
