Duplex House Plans & Double Storey Designs
Two floors, one family, one internal staircase. The most built house type in India, on plots from 20x40 upward.

A duplex is a single home spread over two floors, connected by an internal staircase: living, kitchen and a guest or parents' bedroom below, family bedrooms above. It is by far the most common house we design, because on a 20x40 or 30x40 plot it is the only way to fit a 3 or 4 BHK with parking. Over 400 of the plans in our library are double storey homes.

How a duplex floor plan is organised
Ground floor: parking in the front setback or under a stilt, a living and dining hall, kitchen with utility, one bedroom with attached toilet (ideal for parents), a common toilet and the staircase. First floor: two or three bedrooms, a family lounge or study at the stair landing, balconies to the front and the terrace above.
The staircase decides everything. A dog-leg stair near the entrance keeps bedrooms private; a central stair with a cut-out brings light into the middle of a deep plot. Our note on where to place the staircase in a house plan covers the trade offs, and staircase Vastu covers direction.
Duplex plans by plot size
- 20x40 duplex: 3 BHK with one car, about 1,350 to 1,500 sq ft built-up over two floors.
- 25x50 duplex: 3 BHK with pooja room, study and two cars in front.
- 30x40 duplex: the classic 3 or 4 BHK, roughly 1,900 to 2,100 sq ft.
- 30x50 duplex and 30x60: 4 BHK with a home office and a proper terrace garden.
- 40x60 duplex: 4 to 5 BHK with a double height living room and side garden.
What a duplex costs to build in 2026
Duplexes are the most economical house type per sq ft because the foundation and roof are shared by two floors. Standard finish runs Rs 1,600 to 2,400 per sq ft in tier 2 cities, so a 1,900 sq ft 30x40 duplex costs about Rs 32 to 46 lakh before interiors. The structure (footings, columns, beams, slabs) is about 35 to 40 percent of that. Detailed breakdown in our duplex construction cost guide, and a quick number from the cost calculator.
Duplex vs G+1 with a rental floor
A duplex has one kitchen and an internal stair. If you want a rental or a floor for a married son, we design a G+1 with an external or shared stair and a separate kitchen per floor instead. Both look similar from the street; the plan is completely different. Read G+1 vs G+2 house design if you are deciding how many floors to build, and see house elevation design for how we treat a two floor facade.

Duplex House Plans: common questions
What is the minimum plot size for a duplex house in India?
A workable 2 BHK duplex starts at about 15x40 (600 sq ft plot) and a 3 BHK duplex with parking at 20x40 (800 sq ft). Below that the staircase and toilets take too large a share of each floor.
How much does a 30x40 duplex cost to build?
A 30x40 duplex is usually 1,900 to 2,100 sq ft built-up. At Rs 1,600 to 2,400 per sq ft for a standard finish that is roughly Rs 32 to 50 lakh excluding land and interiors, depending on city and finish quality.
Is a duplex Vastu compliant?
Yes, with planning. The staircase is best in the south, west or south west and should turn clockwise; the master bedroom goes to the south west of the upper floor; the kitchen stays in the south east of the ground floor. Our Vastu expert reviews every duplex plan.
Duplex or two separate floors: which has better resale?
A duplex sells as one premium family home; a G+1 with independent floors sells as two units or earns rent. In metros with high land cost independent floors often return more; in tier 2 cities a well designed duplex usually fetches the higher price.
How long does it take to build a duplex?
About 9 to 12 months for a 1,800 to 2,200 sq ft duplex with a competent contractor, from excavation to handover, assuming drawings and approvals are ready. Finishing and interiors are usually where timelines slip.
