House with Shop Plans (Shop-cum-Residence Designs)

Shop or showroom at street level, family home above, two separate entrances. The most requested mixed-use plan on main-road plots.

A house with a shop is the classic Indian main-road plot brief: a shop, clinic, office or showroom on the ground floor facing the street, and the family home on the floors above with its own staircase and entrance. We have designed more than 50 of these, from a single 10x20 ft shop under a 2 BHK to a full commercial hall with two residential floors. The trick is keeping the two uses genuinely separate: entry, stair, services and privacy.

How a shop-cum-house plan is organised

Ground floor: the shop takes the full frontage (depth 20 to 35 ft), with a shutter, a toilet and a small store at the back. Beside or behind it sits the residential entrance lobby and staircase, 3.5 to 4 ft wide, leading up. Parking is in the front setback or under a stilt if the plot is deep enough. First and second floors: the home, laid out like any duplex or two separate floors, with the stair landing acting as the private threshold.

On plots 20 ft wide the stair and lobby eat a quarter of the frontage, so the shop is about 14 ft wide; on 30 ft plots you get a 20 ft shop plus a proper lobby. Our guide to narrow plot house plans covers the same width maths.

Approvals and bylaws for mixed use

  • The plot must sit on a road where the master plan allows mixed or commercial use; a shop on a purely residential plot is the most common sanction rejection we see.
  • Mixed-use plots usually attract higher development charges and sometimes a smaller FAR for the commercial part; our planner checks the local rule before the layout is fixed. See building plan approval process.
  • Fire NOC is not needed for a small shop but is for commercial halls above a size threshold set by the state.
  • Separate electricity meters and water connections for shop and home save disputes later, and tenants expect them.

Rental income and resale

A 15x25 ft shop on a busy road in a tier 2 city rents for Rs 12,000 to 35,000 a month in 2026, often more than a residential floor of the same area, which is why these plots sell at a premium. If rental is the main goal, compare with our rental income house plans, which stack two or three independent homes instead of a shop. Cost wise, the shop floor is cheaper to build than a residential floor (no kitchen, fewer toilets), so a shop-cum-house costs about 5 to 8 percent less per sq ft than a pure duplex of the same area; run both in the construction cost calculator.

Vastu for a house with shop

Vastu treats the shop and the home as two units. The shop entrance follows the plot facing like any main door; the cash counter faces north or east; the residential entrance should not be directly behind the shop's. The kitchen upstairs stays in the south east, and we avoid placing a toilet above the shop's pooja or cash area. Our Vastu house plans page explains the general checklist, and Vastu consultation handles the plot-specific calls.

House with Shop Plans: common questions

Can I build a shop on the ground floor of my residential plot?

Only if the plot is on a road zoned for mixed or commercial use in the city master plan, or falls under a mixed-use street notification. On a purely residential plot the sanction will be refused or the shop treated as unauthorised. We check the zoning before designing.

What plot size is needed for a house with a shop?

A workable shop-cum-house starts at 20x40 ft: a 14x25 ft shop, a stair lobby and a 2 BHK above as G+1 or G+2. A 30x50 plot gives a 20x30 ft shop with a 3 BHK duplex above and parking in front.

How much does a shop-cum-house cost to build?

Slightly less per sq ft than a pure house, about Rs 1,500 to 2,300 per sq ft for a standard finish in 2026, because the shop floor has no kitchen and fewer toilets. The shutter, commercial flooring and separate meters add a little back.

Does the shop need a separate entrance from the house?

Yes, for privacy, security and tenants. Every plan here has a street-facing shop entrance and a separate residential lobby and staircase, ideally not visible from inside the shop.

Is a house with shop good as per Vastu?

Yes when planned as two units: shop entrance by plot facing, cash counter facing north or east, residential entrance separate, kitchen upstairs in the south east and no toilet above the shop's cash or pooja area.
