Single Storey House Plans & Ground Floor Designs
Ground floor only homes for small families, elders and compact plots. No staircase, faster to build, easier to maintain.

A single storey house keeps every room on one level: no staircase eating 60 to 80 sq ft per floor, no climbing for parents, and a simpler structure that most contractors build faster. In our Indore studio about one in nine plans we deliver is a ground floor only home, usually for a retired couple, a young family on a wider plot, or a farmhouse where land is not the constraint.

When a single storey plan makes sense
Pick a ground floor only design if your plot is 30 ft or wider and 1,200 sq ft or more, because a 3 BHK with a hall, kitchen and two toilets needs roughly 1,000 to 1,300 sq ft of built-up area on one level. On a 20x40 plot the same programme forces a duplex layout.
It also suits families who want to avoid stairs completely, farmhouses and plots in smaller towns where ground coverage rules are relaxed, and anyone planning to add a first floor later (we design the columns and footings for G+1 so the future floor is a real option, not a demolition job).
What a good single storey layout gets right
- Zoning: bedrooms on one side, living and kitchen on the other, so the hall does not become a corridor.
- A central courtyard or light well on plots deeper than 50 ft, otherwise the middle rooms go dark.
- Roof design decided early. A flat RCC roof gives you a usable terrace; a sloped roof lowers heat gain in hot-dry cities like Jodhpur or Nagpur.
- Future first floor: a staircase position reserved now, even if it is a store room today.
- Parking without a stilt. On a 30x50 plot we usually keep a 10x18 ft covered bay in the front setback.
Single storey house cost in 2026
Single floor homes cost a little more per sq ft than duplexes (the roof and foundation are spread over less area) but far less in total. Expect Rs 1,700 to 2,600 per sq ft for a standard finish in most tier 2 cities, so a 1,200 sq ft ground floor home lands around Rs 22 to 30 lakh excluding land. Run your numbers in the construction cost calculator or read our note on what it costs to build a 1,200 sq ft house.
Popular plot sizes for ground floor homes
The plans below are mostly on 30x40, 30x50, 40x50 and 40x60 plots. For a 2 BHK on one floor a 25x50 plot works; for a 3 BHK with a pooja room and store, start at 30x50. If you are weighing one floor against two, our guide to duplex vs single storey homes walks through cost, land use and resale.

Single Storey House Plans: common questions
What plot size do I need for a single storey 3 BHK?
A comfortable 3 BHK on one floor needs about 1,100 to 1,300 sq ft of built-up area, so a 30x50 or 40x40 plot after setbacks. On a 30x40 plot a single floor 3 BHK is tight; we usually suggest a 2 BHK or a duplex instead.
Is a single storey house cheaper to build than a duplex?
In total cost, yes, because you build less area. Per sq ft it is slightly higher since the foundation and roof serve only one floor. For a given plot a duplex gives you more rooms, a single storey gives you a lower bill and no stairs.
Can I add a first floor later to a single storey plan?
Yes, if the structure is designed for it from day one. We size footings, columns and the slab for G+1 loads and reserve a staircase position, so the first floor can be added without touching the ground floor structure.
Are single floor plans Vastu compliant?
They are easier to make Vastu compliant than multi floor plans because every room sits on the plot itself. Kitchen in the south east, master bedroom in the south west and the entrance by plot facing are all straightforward on one level.
Which roof is better for a single storey house in India?
A flat RCC roof is the default: it gives a terrace, a water tank platform and future expansion. In very hot or very wet regions a sloped roof over part of the house cuts heat and drains monsoon rain better. We often combine both.
