G+2 House Plans & Three Storey Designs

Ground plus two: the floor count that turns a family plot into a joint-family home or an owner duplex with a rental floor.

155 matching designs in our library

G+2 is where a house stops being one home. On a 30x40 plot three floors give about 2,800 sq ft: an owner's duplex over two floors with a rental floor, or three independent floors for a joint family, or a true triplex with a terrace garden on top. More than 150 of the plans in our library are G+2, and the recurring design questions are the same: where the stair goes, whether to provide for a lift, and how to keep floors independent without three front doors on one small facade.

Three G+2 layouts we build most

  • Owner duplex (ground + first) with an independent second floor for rent or a married child, external or side stair to the top floor.
  • Three independent floors (joint family): shared stair core, each floor a complete 2 or 3 BHK with its own kitchen and meters.
  • Triplex: one family on all three floors, internal stair, bedrooms above, a terrace lounge or home theatre on top. Rare, but the best use of a small plot for a single large family.

Stairs, lift and structure

A G+2 stair climbs about 20 ft; parents and grandparents feel it. We plan the lift shaft (a 5 x 5 ft well) in every G+2 even when the client skips the lift, because adding it later costs three times more. The stair goes along a side wall or in a rear core so it does not split the 30 ft width; see staircase placement in a house plan. Structurally, G+2 means footings and columns sized from a soil report and a plinth beam that ties the whole frame; our engineer explains the extra steel in cement, steel and brick quantity per sq ft.

Bylaws, cost and when G+2 is not allowed

G+2 needs the FAR and height to permit it: a 30x40 plot with FAR 1.5 to 1.75 allows roughly 1,800 to 2,100 sq ft, so a full three floors needs FAR 2 or more, or a stilt that is excluded from FAR. Road width also caps height in most cities. Cost in 2026 is Rs 1,600 to 2,400 per sq ft for standard finish, so a 2,800 sq ft G+2 is about Rs 45 to 67 lakh excluding land; the third floor is the cheapest per sq ft because foundations are already paid for. G+2 House Plans: common questions

Can I build G+2 on a 30x40 plot?

Usually yes, if the sanctioned FAR is about 2 or the ground floor is a stilt excluded from FAR, and the road is wide enough for the height. Where FAR is 1.5, G+2 needs a smaller footprint per floor. Our planner checks the exact rule for your city before design.

What does a G+2 house cost to build in 2026?

About Rs 1,600 to 2,400 per sq ft of built-up area for standard finish, so a 2,800 sq ft G+2 on a 30x40 plot is roughly Rs 45 to 67 lakh excluding land, interiors and lift (Rs 7 to 12 lakh if installed).

Is a lift necessary for a G+2 house?

Not by bylaw for a single family house in most cities, but we strongly recommend at least the shaft. Climbing 20 ft daily is hard on parents, and a retrofit lift costs about three times a planned one.

G+2 or G+1 with a bigger footprint, which is better?

G+1 on a wider plot is cheaper to live in and build; G+2 is the answer when land is small or expensive and you want a rental floor or room for a joint family. Resale favours G+2 in metros and G+1 duplexes in tier 2 cities.

Where should the staircase be in a G+2 house as per Vastu?

South, west or south west, turning clockwise as you go up, and never in the north east or the centre. The lift shaft follows the same zones.
