Villa & Bungalow House Plans

Premium homes on larger plots: garden, parking for two or three cars, double height spaces and elevations built to be noticed.

A villa or bungalow is defined by what it has room for: a garden on at least two sides, parking for two or three cars, a double height living room, and bedrooms large enough for a dressing area and a sit-out. We plan these on 40x60 plots and larger, often 50x80 or 60x90, and the brief is as much about lifestyle (home theatre, gym, guest suite, staff room) as about bedroom count.

What separates a villa plan from a big house plan

  • Setbacks used as landscape, not leftover strips: a lawn in front, a kitchen garden or pool at the back.
  • A formal living room separate from the family lounge, so guests never cross the private zone.
  • Master suite of 350 sq ft or more with a walk-in wardrobe and a bathroom with a separate shower and tub.
  • A guest bedroom on the ground floor with its own entry from the verandah.
  • Service zone: staff room, store, utility and a service staircase, planned so they are invisible from the main rooms.
  • Elevation materials chosen for the long view: natural stone, timber-look louvers, large glazing with deep overhangs. See modern elevation ideas.

Plot sizes we design villas on

Most villa briefs we receive are for 40x60, 40x80, 50x60 and 50x90 plots, with 4 or 5+ bedrooms. In farmhouse settings outside Indore, Jaipur or Hyderabad the plot may be an acre and the house a spread-out single level bungalow with a courtyard, which we cover under courtyard house design.

Villa construction cost in 2026

Premium specification changes the number more than size does. Expect Rs 2,500 to 3,500 per sq ft for the shell with good finishes, and Rs 3,500 to 5,000 per sq ft once stone elevations, imported flooring, home automation and landscape are included. A 4,000 sq ft villa therefore sits between Rs 1.2 and 2 crore before interiors. Our elevation materials cost comparison shows where the facade budget goes.

The design process for a villa

Villas get a longer design phase: site study and sun path, two or three concept massing options, then 3D visualization of exterior and key interiors before working drawings start. Interiors are planned with the architecture, not after it, so ceiling heights, niches and lighting are built in. Read about our interior design service and home lighting design for how that fits together.

Villa & Bungalow Plans: common questions

What is the difference between a villa and a bungalow?

In India the words overlap. A bungalow traditionally means a large single storey or G+1 house with a garden; a villa usually means a premium detached home, often two floors, in a gated layout or on an independent plot. Both are planned around garden, parking and privacy.

How much does it cost to build a villa in India in 2026?

Rs 2,500 to 3,500 per sq ft for a premium shell and finishes, rising to Rs 3,500 to 5,000 per sq ft with stone cladding, imported materials, automation and landscape. A 3,500 to 4,500 sq ft villa typically costs Rs 1 to 2 crore before loose furniture.

What plot size is needed for a 4 BHK villa?

A comfortable 4 BHK villa with double height living, two car parking and a garden needs about 2,400 sq ft of plot (40x60) as a minimum. 50x80 or larger gives real landscape space and a ground floor guest suite.

Do you design farmhouses and weekend homes?

Yes. Farmhouse briefs are usually single level or G+1 bungalows on large plots with a courtyard, verandahs, a pool and staff quarters. Structure and services are designed for remote sites where power and water may be independent.

Can a villa be Vastu compliant and still look modern?

Yes. Vastu sets the position of the entrance, kitchen, master bedroom, pooja and water bodies; the architecture decides form, materials and glazing. We resolve both on the same plan, and the elevation stays contemporary.
