QUICK ANSWER
In 2026, house construction cost per sq ft in India is about Rs 1,500 to Rs 1,900 for a basic finish, Rs 1,900 to Rs 2,500 for a standard finish, and Rs 2,500 to Rs 3,500 or more for premium work. These are all-in rates for structure plus finishing on built-up area, excluding land, approvals and interiors. Metros sit at the top of each band.
KEY TAKEAWAYS
- Structure takes roughly 40 to 45 percent of the total cost, finishing takes the rest.
- Finishing choices decide whether you land at Rs 1,800 or Rs 3,000 per sq ft.
- Rates are quoted on built-up area, not plot area.
- Steel, cement and labour moved up 6 to 9 percent through 2025, so old quotes are stale.

What building a house costs per sq ft in 2026
For most Indian cities in 2026, a standard quality home costs between Rs 1,900 and Rs 2,500 per sq ft of built-up area. A basic finish can be done for Rs 1,500 to Rs 1,900. A premium finish with marble, large format tiles and branded fittings starts near Rs 2,500 and goes past Rs 3,500.
The house construction cost per sq ft in India is always quoted on built-up area. That is the covered area of all floors added together, including walls, balconies and the staircase. It is not the plot area. So a 1,200 sq ft plot with ground and first floor is roughly 2,000 to 2,200 sq ft of billable construction.
In our Indore studio we see owners mix up these two numbers every week. They budget on plot area, then get a shock when the contractor bills on built-up area.
| Finish grade | Tier 2 cities (Rs per sq ft) | Metros (Rs per sq ft) | What you get |
|---|---|---|---|
| Basic | 1,500 to 1,800 | 1,750 to 2,000 | Vitrified tiles, flush doors, aluminium windows |
| Standard | 1,900 to 2,400 | 2,200 to 2,700 | Large tiles, engineered doors, UPVC windows, textured elevation |
| Premium | 2,500 to 3,200 | 2,900 to 3,800 | Marble, veneer doors, branded sanitary ware, false ceiling |
| Luxury | 3,500 and above | 4,000 and above | Imported stone, automation, structural glazing |
These rates exclude land, plan approval, interiors and the boundary wall. We cover those extras below.
Where every rupee goes: stage-wise cost breakdown
A per sq ft number hides a lot. When we price a project, our structural engineer splits the building cost per sq ft india into stages. This is the typical split for a standard finish home in a tier 2 city.
| Stage | Share of total | Rs per sq ft |
|---|---|---|
| Foundation and plinth | 8 to 10% | 170 to 240 |
| RCC structure (columns, beams, slabs) | 20 to 24% | 400 to 560 |
| Masonry and plaster | 10 to 12% | 200 to 280 |
| Flooring and tiling | 10 to 12% | 200 to 280 |
| Doors and windows | 8 to 10% | 160 to 240 |
| Electrical | 6 to 8% | 120 to 190 |
| Plumbing and sanitary | 6 to 8% | 120 to 190 |
| Painting, elevation, waterproofing | 11 to 15% | 220 to 360 |
| Contractor overhead and profit | 8 to 10% | 160 to 240 |
Structure comes to about 40 to 45 percent of the total. The rest is finishing and services, which is why two houses with the same drawings can differ by Rs 800 per sq ft.
FROM THE STUDIO
Ask every contractor to quote stage-wise, not as one lump sum per sq ft. A one-line quote makes it impossible to compare bids or catch a thin specification.
Why rates differ by city and by site
The same drawing costs more in Mumbai than in Bhopal. Labour, transport and approval costs move the construction cost per square feet 2026 by 15 to 30 percent between cities.
City tier
Tier 2 cities such as Indore, Jaipur, Lucknow and Nagpur sit at Rs 1,800 to Rs 2,400 for a standard finish. Mumbai, Delhi NCR and Bangalore add another Rs 300 to Rs 500 per sq ft because labour and site logistics cost more.
Soil and foundation
Black cotton soil or filled-up land can push you from simple footings to a raft, adding Rs 80 to Rs 200 per sq ft. We always recommend a soil test before house construction starts because it is cheap insurance.
House size and plot shape
Smaller homes cost more per sq ft. A 1,000 sq ft house carries the same water tank, staircase and electrical panel as a 2,000 sq ft house, spread over fewer square feet. Our guide on what it costs to build a 1,000 sq ft house in India shows this with real numbers. Narrow plots, corner plots and sloping sites also push the rate up.
Material and labour prices behind the 2026 rate
Roughly 60 to 65 percent of the cost of constructing a house in india is material and the rest is labour. In early 2026 cement is Rs 380 to Rs 440 a bag and TMT steel is Rs 62,000 to Rs 72,000 per tonne. To check a contractor's material estimate yourself, read our post on how much cement, steel and brick a house needs per sq ft.
Cost by house size and type
At a standard finish of about Rs 2,100 per sq ft in a tier 2 city, a 1,000 sq ft 2 BHK lands at Rs 21 to 24 lakh, a 1,200 sq ft 3 BHK at Rs 25 to 29 lakh, an 1,800 sq ft G+1 at Rs 38 to 44 lakh and a 2,400 sq ft duplex at Rs 50 to 60 lakh.
A duplex costs a little less per sq ft than a single floor because the roof and foundation are shared. We explain that saving in our guide to duplex house construction cost in India.

What the per sq ft rate leaves out
A Rs 2,100 per sq ft quote is not the final number you will spend. On a typical 1,800 sq ft home these additions together add 15 to 25 percent.
- Plan approval, architect and structural fees: Rs 60,000 to Rs 2.5 lakh.
- Boundary wall and gate: Rs 1.5 to Rs 4 lakh.
- Water, sewer and electricity connections: Rs 40,000 to Rs 1.5 lakh.
- Interiors such as modular kitchen and wardrobes: Rs 400 to Rs 1,000 per sq ft extra.
- A 5 to 10 percent contingency for changes.
We keep a running list of hidden costs in house construction that owners rarely budget for. Read it before you sign a contract, and do not let the contingency become a bigger tile budget in month three.
Which contract type your rate belongs to
The residential construction rate you hear depends on the contract type. A turnkey or with-material contract runs Rs 1,800 to Rs 3,500 per sq ft and covers everything. A labour-only contract is Rs 350 to Rs 500 per sq ft, and you buy every bag of cement yourself.
We compared the options with the pros and cons we see on real sites in turnkey vs contractor vs labour rate construction. The short version is that a labour contract saves money only if someone in the family can be on site most days.
Whatever the contract, a good set of working drawings keeps the rate honest. When drawings show every column size and tile layout, the contractor cannot pad quantities later.
Next step: get a real estimate for your plot
Our construction management expert reviews every estimate before it reaches a client, and the habit that saves the most money is simple. Freeze the plan before you dig, because every change after the plinth costs three times what it would on paper.
Use our construction cost calculator to turn plot size, floors and finish grade into a 2026 budget range in under a minute. It uses the same bands as this article.
A per sq ft figure gets you started, but a budget you can trust comes from a plan drawn for your plot, your soil and your city.

Frequently asked questions
What is the average house construction cost per sq ft in India in 2026?
The average house construction cost per sq ft in India in 2026 is about Rs 1,900 to Rs 2,500 for a standard finish in tier 2 cities, and Rs 2,200 to Rs 2,700 in metros. Basic finishes start near Rs 1,500 and premium finishes run past Rs 3,500. These figures cover structure and finishing on built-up area and exclude land, approvals and interiors.
Is construction cost calculated on plot area or built-up area?
Construction cost is calculated on built-up area, the covered area of all floors added together including walls and staircase. Plot area is only the land. A 30x40 plot with a G+1 house usually has 1,900 to 2,200 sq ft of built-up area, and that is what the contractor bills against.
How much does only the structure cost per sq ft?
The structure alone, meaning foundation, RCC frame, brickwork and plaster, costs about Rs 850 to Rs 1,100 per sq ft in 2026 in a tier 2 city. That is roughly 40 to 45 percent of the total. Flooring, doors, windows, electrical, plumbing and paint make up the rest.
How much does labour cost per sq ft for house construction?
A labour-only contract for full structure and finishing costs about Rs 350 to Rs 500 per sq ft in 2026, with metros at the higher end. Skilled masons earn Rs 900 to Rs 1,600 per day depending on the city. Labour is roughly 35 to 40 percent of the total construction cost.
Will construction costs rise further in 2026?
Most likely yes, by a modest amount. Cement, steel and labour rates rose 6 to 9 percent through 2025 and the trend has continued more slowly into 2026. We advise clients to add 5 percent to any quote older than three months and to lock steel and cement rates once the structure starts.
