House Plans with Car Parking

One, two or three cars without losing the living room. Covered bays, stilt floors and side garages, planned before the walls.

Parking is the first thing to go wrong in an Indian house plan: the car ends up on the road, or the living room becomes 10 ft deep to fit it. Every plan on this page has real parking drawn into it, from a single 9x18 ft covered bay in the front setback to a full stilt floor with three cars. The right answer depends on plot width, setbacks and how many floors the bylaw allows.

Four ways to park on an Indian plot

  • Front setback bay: on plots 20 to 30 ft wide, a 9 to 10 ft wide, 16 to 18 ft deep bay in the mandatory front setback, roofed by a cantilevered first floor or a light pergola. Zero loss of floor area.
  • Side-entry garage: on 40 ft and wider plots, the car slips down a 10 ft side passage into a garage behind the front rooms, keeping the elevation clean.
  • Stilt floor: the whole ground floor as open parking for two to four cars plus two-wheelers, with the house starting one level up. Needs the bylaw to allow stilt plus floors and adds a staircase flight for daily life.
  • Basement parking: rarely worth it for a single house in India; waterproofing and ramp length cost more than a stilt. See parking space planning in house plans for dimensions and turning radii.

Dimensions that actually work

A sedan or compact SUV needs a clear 9 x 18 ft bay with a 7 ft clear height; two cars side by side need 18 x 18 ft; the gate opening should be at least 10 ft for one car, 14 ft for two. A straight drive-in from the road is far easier than a turn inside the plot; on a 20 ft frontage we align the bay with the gate so the car never turns on the plot. Leave a 3 ft walkway beside the bay so the front door stays usable when the car is parked.

Parking, bylaws and Vastu

Most sanction rules ask for at least one equivalent car space per dwelling unit, counted within the plot, which is why the front setback bay is so common: it satisfies the rule without consuming FAR. Vastu prefers parking in the north west or south east, away from the north east, with the car facing east or north when parked; a stilt floor is treated as an open ground floor and is fine when the stair and lift core sit in the south west. Our Vastu house plans page covers the rest of the checklist, and the duplex plans page shows how the bay fits under a two floor home.

House Plans with Car Parking: common questions

Can a 20x40 plot have car parking?

Yes, one car in the front setback bay with the first floor cantilevered over it. The bay is about 9 x 16 to 18 ft, which leaves 11 ft of frontage for the entrance and staircase lobby.

What is the minimum size of a car parking space in a house?

A clear 9 x 18 ft for one car (2.75 x 5.5 m), 7 ft clear height, with a gate opening of at least 10 ft. Two cars side by side need about 18 x 18 ft.

Is stilt parking better than a front bay?

Stilt gives two to four cars and keeps the house above street noise and dust, but adds a full flight of stairs to daily life and about Rs 4 to 7 lakh of structure. For one or two cars on a 30 ft plot, a front bay is cheaper and more convenient.

Which direction is good for car parking as per Vastu?

North west or south east are preferred, never the north east. The parked car should face east or north. A stilt floor is acceptable when the stair and lift sit in the south west.

Does parking count in FAR or built-up area?

Open or stilt parking is usually excluded from FAR in most Indian bylaws, which is why it is the most efficient way to add parking. An enclosed garage with walls generally does count.
