QUICK ANSWER
A 600 sq ft house plan fits on a 20x30 or 15x40 plot and gives you either a roomy 1 BHK or a compact 2 BHK with a hall, kitchen and one shared toilet. Expect a bedroom of about 10x12 ft, a hall of 10x14 ft and a kitchen near 7x9 ft. In 2026, basic construction runs Rs 10.5 to 15 lakh in most Indian cities.
KEY TAKEAWAYS
- 600 sq ft works as a comfortable 1 BHK or a tight 2 BHK, not a 3 BHK.
- 20x30 plots give a square plan; 15x40 plots give a linear plan.
- A car bay eats about 145 sq ft, so a car usually needs a stilt floor.
- East or north entry is the easiest to make Vastu-friendly on a small plot.
- 2026 build cost is Rs 1,750 to 2,500 per sq ft, so Rs 10.5 to 15 lakh.

What a 600 sq ft house plan really gives you
A 600 sq ft house plan is enough for one bedroom, a hall, a kitchen and a toilet, with space left for a small verandah. Squeeze in a second bedroom and every room gets smaller, but the plan still works for a family of four. That is the honest answer we give in our Indore studio when someone brings us a 20x30 site.
The number 600 can mean a 600 sq ft plot (20x30 or 15x40) or 600 sq ft of built-up area on a bigger plot. On a 600 sq ft plot, after the setbacks most municipal bylaws ask for, you build about 450 to 520 sq ft per floor. Plot shape matters as much as size. A 20x30 plot is close to square, so rooms sit two abreast and every room touches an outer wall. A 15x40 plot is a strip, so rooms sit in a line and the middle room needs a side setback for its window.
If you are still deciding between a small plot and a bigger plot with a small house, our pillar on how to choose the right house plan for an Indian family walks through that decision, and the 20x40 house plan ideas post shows what an extra 10 ft of depth buys you.
Room sizes that work in 600 sq ft
Small plans fail when room sizes are copied from a 1,200 sq ft house. These are the sizes we actually use in a 600 sq ft plan, and the smallest we accept.
| Room | Comfortable | Minimum | Notes |
|---|---|---|---|
| Hall | 10x14 ft | 10x11 ft | Doubles as dining in a 2 BHK |
| Master bedroom | 10x12 ft | 10x10 ft | Queen bed plus a 2 ft wardrobe |
| Second bedroom | 9x10 ft | 8x10 ft | Single bed, study desk |
| Kitchen | 7x9 ft | 6x8 ft | L shape counter |
| Toilet | 4x7 ft | 4x6 ft | One common toilet |
The hall is the largest room on purpose. In a small Indian home the hall is where guests sit, children study and festival dinners happen. Shrinking it below 10x11 ft is the most common regret we hear from clients who built from a free online plan. Drop the passage too; a 3 ft corridor wastes 40 to 60 sq ft.
600 sq ft 1 BHK plan: the comfortable option
A 600 sq ft 1 BHK plan is what we recommend to couples, retired parents and anyone building a rental unit. Each room is a proper size and there is still a 4x10 ft verandah in front.
On a 20x30 plot the plan is almost square. The hall sits at the front with the main door, the bedroom takes one rear corner and the kitchen takes the other, with the toilet between them sharing a plumbing wall. On a 15x40 plot the same rooms line up: verandah, hall, bedroom, then kitchen and toilet at the back.
This single bedroom layout is also what most of our clients use for a ground floor rental when they plan to live upstairs. The 15x40 small plot house plan guide has three more linear layouts of this kind.
600 sq ft 2 BHK plan: tight but workable
A 600 sq ft 2 BHK house plan is possible, and many families need exactly this. You get bedrooms of roughly 10x10 ft and 9x10 ft, a 10x11 ft hall that doubles as dining, a 6x8 ft kitchen and one toilet. You lose the verandah and the kitchen becomes a straight counter. In exchange, children get their own room and visiting parents have a door to close.
- Both bedrooms must have an external window. A bedroom lit only from the hall feels like a store room within a month.
- The toilet should open from the hall, not from inside one bedroom.
- Keep the kitchen open to the hall with a half wall. Closed kitchens in small houses trap heat.
If a 2 BHK is non negotiable, we usually suggest a bedroom upstairs, or stepping up to an 800 sq ft 2 BHK plan where both bedrooms get breathing space.
East and north facing notes for a small plot
Vastu guidance treats the north and east faces as the preferred entry sides, and on a 600 sq ft plot this is easy to follow. Remember it is guidance, not engineering, and a well lit plan matters more than a perfect compass reading.
For an east facing 600 sq ft plan, place the main door in the north east part of the east wall, the kitchen in the south east corner and the master bedroom in the south west. For a north facing plan, the door sits in the north east portion of the north wall with the same kitchen and bedroom corners. Avoid a toilet in the north east corner. A pooja niche in the hall is enough, since a separate pooja room is not realistic in 600 sq ft.
With or without parking: what fits in 600 sq ft
A 600 sq ft house plan with car parking is the most common request we get for this size, and on a single floor it rarely fits. A compact car needs about 9x16 ft, which is 145 sq ft, plus room to open the doors. On a 20x30 plot that is the entire front half of the plan.
- Two wheelers only, parked in a 4x10 ft front verandah with a ramp. Costs nothing extra.
- Stilt plus one: car in a 9x16 ft open bay below, house on the first floor. Adds a staircase and about Rs 3 to 4 lakh.
- No parking, car on the street, which is what most 600 sq ft owners in old city areas live with.
Our urban planner checks the local parking bylaw first; many municipalities do not insist on a car bay for plots under 100 sq m. The 600 sq ft house plans in our project gallery show both the stilt and the no-parking versions.
600 sq ft house construction cost in 2026
In 2026 a 600 sq ft house costs Rs 1,750 to 2,100 per sq ft in tier 2 cities like Indore or Lucknow, and Rs 2,200 to 2,500 per sq ft in Mumbai, Bangalore or Delhi NCR. That gives Rs 10.5 to 15 lakh for a finished single floor house, excluding land. Premium finishes push it towards Rs 17 lakh.
Small houses cost a little more per sq ft than large ones, because the kitchen, toilet and water tank cost almost the same whether the house is 600 or 1,200 sq ft. The free construction cost calculator gives a quick city specific estimate, and the post on cement, steel and brick quantity per sq ft helps you check your contractor's bill.
FROM THE STUDIO
Build the plinth and columns for G+1 even if you can only afford the ground floor today. The extra steel and concrete cost about Rs 60,000 to 90,000 now and save you from breaking the roof later.
Next step: get a 600 sq ft plan drawn for your plot
A good 600 sq ft house plan is about honest room sizes, one well placed toilet, and a parking decision made before the foundation is dug. Pick 1 BHK for comfort, 2 BHK if you need the second door, and stilt plus one if you need both plus a car. The small plot house design tips post has more ideas for light and storage.

Frequently asked questions
Can a 600 sq ft house plan have 2 bedrooms?
Yes, a 600 sq ft 2 BHK plan is possible with bedrooms of about 10x10 ft and 9x10 ft, a 10x11 ft hall that doubles as dining, a 6x8 ft kitchen and one common toilet. You lose the verandah. A 1 BHK ground floor with a bedroom upstairs is more comfortable if the plot allows a first floor.
How much does it cost to build a 600 sq ft house in India in 2026?
A 600 sq ft single floor house costs roughly Rs 10.5 to 15 lakh in 2026, excluding land. Tier 2 cities such as Indore or Lucknow run Rs 1,750 to 2,100 per sq ft for basic to standard finishes, while Mumbai, Bangalore and Delhi NCR run Rs 2,200 to 2,500 per sq ft.
Which plot size is best for a 600 sq ft house plan?
A 20x30 plot is the easiest because it is nearly square, so two rooms can share each outer wall and every room gets a window. A 15x40 plot also gives 600 sq ft but the rooms line up in a strip and the middle room needs a side setback for light. Pick 20x30 if you have the choice.
Is car parking possible in a 600 sq ft house plan?
On a single floor, car parking in 600 sq ft is very hard because a compact car bay needs about 145 sq ft plus door clearance. The practical options are two wheeler parking in a front verandah, or a stilt floor with the car below and the house above. Many towns do not require a car bay for plots under 100 sq m.
Which direction should a 600 sq ft house face according to Vastu?
Vastu guidance prefers an east or north facing entry, with the main door in the north east portion of that wall, the kitchen in the south east corner and the master bedroom in the south west. Treat it as guidance alongside light and ventilation, which matter more for daily comfort.
