QUICK ANSWER
A 20x40 house plan uses an 800 sq ft plot and leaves about 600 to 680 sq ft of footprint after setbacks. On a single floor that gives a tight 1 BHK or a small 2 BHK without parking. A G+1 plan is the practical answer: living, kitchen and parking below, two bedrooms above, for 1,200 to 1,350 sq ft of built-up. Keep rooms in one line and the stair on a side wall.
KEY TAKEAWAYS
- A 20x40 plot gives 600 to 680 sq ft per floor after setbacks, so plan G+1 for a real 2 BHK.
- Arrange rooms in a single line along the 40 feet length; two rooms side by side do not fit on 20 feet.
- Put the staircase on a side wall near the entrance, never in the middle of the plot.
- Light comes only from the front and rear, so use a stair skylight or a small rear court.
- 2026 civil cost for a G+1 is roughly Rs 22 to 32 lakh in tier 2 cities with standard finishes.

What fits on a 20x40 plot, honestly
A 20x40 house plan has 800 sq ft of plot and roughly 600 to 680 sq ft of buildable footprint once the front and rear setbacks are removed. On one floor that is a 1 BHK with a small living room, or a 2 BHK with very small bedrooms and no car parking. On two floors it becomes a comfortable 2 BHK with parking, which is what most owners of this plot size end up building.
The constraint is width, not area. Twenty feet, minus two 9 inch walls, leaves 18'6 of inside width. Try to put two rooms side by side and you get two 8 feet wide rooms with no passage. So almost every good 20 by 40 house design places rooms one behind the other, in a line, with the staircase and toilets stacked on one side.
In our Indore studio we see a lot of these plots in older colonies and in newer affordable layouts. They are not a compromise if planned well. Some of the brightest small homes we have handed over sit on 20 feet plots, because the owner accepted the single line layout early instead of fighting it.
FROM THE STUDIO
Check whether your city requires a side setback on a 20 feet plot. Many allow a zero side margin for plots under 1,000 sq ft, and that extra 3 feet of width changes everything.
Idea 1: The single line 2 BHK on G+1
This is the default 20x40 2 BHK plan and the one we recommend most. Ground floor: car parking in the front setback, main door offset to one side, living room 11 x 14 feet, a dining strip, kitchen 7 x 10 feet at the rear with a utility door, and a common toilet under the stair landing. First floor: two bedrooms of about 11 x 12 feet, one at the front with a balcony and one at the rear, with a shared or attached toilet between them.
Total built-up lands at 1,200 to 1,350 sq ft, which surprises people who think of it as an 800 sq ft house plan. The ground floor stays open and social, the first floor stays private, and nobody walks through a bedroom to reach a toilet.
- Entrance and parking at the front, with the door pushed to one side so the car never blocks it.
- Staircase along the same side wall, starting near the door, 3 feet wide with a 10 feet run.
- Living and dining as one continuous space along the open side of the stair.
- Kitchen at the rear with a window on the back setback and a utility outside.
- Bedrooms stacked above the living and kitchen, toilets stacked above the ground floor toilet to share plumbing.
Stacking the toilets is not just a plumbing saving. It keeps the wet wall on one side of the house so the dry rooms on the other side stay quiet and clean.
Idea 2: The ground floor 1 BHK with a shop or rental
On road facing 20x40 plots in commercial or mixed zones, a shop of 10 x 12 feet at the front and a 1 BHK behind it is a common and sensible brief. The owner lives above on the first floor in a 2 BHK, and both the shop and the ground floor flat earn rent.
The trick is the entrance. The shop needs a shutter on the road. The residence needs a separate 3 feet door and a straight stair beside the shop wall so tenants never walk through the shop. We usually give the shop its own toilet at the rear and keep the house plumbing on the opposite wall.
A 20x40 duplex house plan for the owner across first and second floor works here too, if your FAR allows G+2. In 2026 a small shop on a colony road in a tier 2 city rents for Rs 6,000 to 15,000 a month, which covers a fair share of a home loan EMI.
Idea 3: The courtyard version for a brighter house
The weakness of every narrow plot house plan is the middle of the house. With windows only at the front and rear, the dining area and the stair sit in gloom. A small internal court, even 5 x 6 feet, fixes this. Place it beside the stair, open it to the sky with a grill and a polycarbonate sheet, and the whole middle of the house lights up.
You lose about 30 sq ft of floor on each level. You gain daylight in the dining room, cross ventilation through the whole plan, and a place for a tulsi plant or a washing line. We have found that clients who were sceptical about losing area are the ones who thank us for the court two summers later. Our post on courtyard house design for Indian plots shows how this scales to larger plots too.
- Court size: 5 x 6 feet minimum, placed between the living room and the kitchen.
- Opening: grill at terrace level with a sloping polycarbonate cover for rain.
- Windows: the stair, dining and first floor passage all borrow light from the court.
- Floor: rough stone or pebbles with a floor trap, so it doubles as a wet area.
Staircase and light on a 20 feet wide plot
On a narrow plot the staircase is either your best friend or your biggest problem. A central stair cuts the plan into two dark halves and steals a passage on every floor. A side wall stair near the entrance leaves the full 18 feet of width open for rooms and lets you put a skylight above the stair shaft.
A straight flight of 3 feet width needs a run of about 10 to 11 feet and lands you 10 feet up. A dog leg stair saves length but needs 6'6 of width, which on a 20 feet plot takes a third of the house. We almost always use a straight flight on 20x40 plans. For the structural and spatial reasoning behind this, read our note on where to place the staircase in a house plan.
For light, use the rules below. They are what we check on every narrow plan before it leaves the studio.
- Front: a wide living room window and a balcony above, both facing the road.
- Rear: kitchen window and the rear bedroom window on the back setback, never blocked by the tank or the utility.
- Top: a 2 x 4 feet skylight over the stair, with a ventilator at terrace level to exhaust hot air.
- Middle: a court or a high level ventilator on the side wall if the neighbour's wall is more than 3 feet away.
A narrow house that follows these four rules stays usable without a fan running at ten in the morning. One that ignores them fights the heat every summer.
Vastu on a 20x40 house plan by facing
Vastu is guidance rather than science, and we present it as such. Narrow plots are often thought to be hard for Vastu because the rooms line up in one direction. In practice the basics are easy to meet, because the kitchen and toilets are already pushed to the rear and one side.
20x40 east facing house plan
Entrance in the north east part of the front wall, living room in the east, staircase on the south side wall, kitchen at the rear in the south east corner, master bedroom on the first floor in the south west. A 20x40 east facing house plan almost falls into Vastu order by itself.
North facing
Entrance toward the north east, staircase on the west wall, kitchen at the rear south east, water storage in the south west. Keep the north east corner open or light.
South and west facing
Still workable. For south facing, the entrance sits in the south east part of the front and the kitchen stays south east at the front or moves to the north west at the rear. For west facing, the entrance goes to the north west part of the front and the master bedroom stays south west. Our Vastu consultant marks the zones on every narrow plan before the walls are frozen. For the full logic behind these positions, see our complete Vastu guide for house plans.
20x40 house construction cost in 2026
Narrow plots cost a little more per sq ft than wide ones because the ratio of wall to floor is higher and the site has no room for material storage. In 2026, a standard finish in tier 2 cities runs Rs 1,800 to 2,400 per sq ft. Metros are Rs 2,300 to 3,200 for the same finish. Finishes and city move these numbers, so treat them as a planning range.
| Layout | Built-up (sq ft) | Civil cost | With basic interiors |
|---|---|---|---|
| Ground floor 1 BHK | 600 to 680 | Rs 11 to 15 lakh | Rs 14 to 19 lakh |
| G+1 2 BHK | 1,200 to 1,350 | Rs 22 to 32 lakh | Rs 28 to 40 lakh |
| G+2 shop plus duplex | 1,800 to 2,000 | Rs 34 to 48 lakh | Rs 42 to 60 lakh |
For a step by step rate breakdown read our guide to 2026 house construction cost per sq ft in India. If your plot is even narrower, our 15x40 small plot house plan guide deals with the 15 feet case, where even a single line layout needs care.
Mistakes to avoid on a 20x40 plan
- Trying to fit two bedrooms side by side on the ground floor, which gives two 8 feet rooms and no passage.
- A central staircase that kills the daylight and wastes a passage on each floor.
- A dog leg stair on a 20 feet plot, which eats a third of the width.
- Toilets on opposite walls, doubling the plumbing and splitting the wet zone.
- No skylight or court, so the dining room needs a light on at noon.
- Parking planned at 8 feet wide, which fits a hatchback and nothing else.
Most of these come from copying a wider plan and squeezing it. The order of decisions that prevents this is laid out in our pillar guide on how to choose a house plan for your plot and family.

Frequently asked questions
Can a 20x40 plot have a 2 BHK house?
Yes, but plan it on two floors. A ground floor only 20x40 plan gives either a 1 BHK or a 2 BHK with very small rooms and no parking. A G+1 plan gives a proper 2 BHK: living, kitchen, common toilet and parking below, two bedrooms of about 11 x 12 feet above, for a total of 1,200 to 1,350 sq ft of built-up.
What is the construction cost of a 20x40 house in 2026?
A G+1 2 BHK of about 1,300 sq ft built-up costs roughly Rs 22 to 32 lakh in civil work in tier 2 cities in 2026 with standard finishes, and Rs 28 to 40 lakh with basic interiors. A ground floor only 1 BHK costs Rs 11 to 15 lakh. Metros add 20 to 40 percent, and finishes shift the figure either way.
Where should the staircase go in a 20x40 house plan?
On a side wall near the entrance, as a straight flight about 3 feet wide and 10 to 11 feet long. This keeps the full width free for rooms and lets you put a skylight above the stair. A central staircase splits the narrow plan into two dark halves, and a dog leg stair takes a third of the width.
Is a 20x40 house plan Vastu friendly?
It can be, with early planning. Vastu is guidance rather than science, but the basics are easy on a narrow plot: entrance toward the north east on east and north facing plots, kitchen in the south east at the rear, master bedroom in the south west on the first floor, and no toilet in the north east corner. South and west facing plots need an offset entrance but are fully workable.
Can I add a shop to a 20x40 house plan?
Yes, if your plot is in a mixed or commercial zone. A 10 x 12 feet shop at the front with a 1 BHK behind it and a 2 BHK for the owner on the first floor is a common layout. Give the residence a separate 3 feet door and a straight stair beside the shop wall so tenants never pass through the shop. Check your zoning before you draw.
