QUICK ANSWER
To choose the right house plan in India, start with your plot's measured size, facing and setbacks, then fix how many floors your bylaws and budget allow. Match rooms to how your family will live for the next 15 years, check Vastu basics if they matter to you, and only then think about elevation. Have an architect check the plan before approval drawings are made.
KEY TAKEAWAYS
- Plot size minus setbacks decides your real footprint; a 30x40 plot usually builds only 900 to 1,000 sq ft per floor.
- Fix the number of floors first, because G+1 versus G+2 changes foundation and column cost by 10 to 20 percent.
- Plan rooms for the next 15 years; a ground floor bedroom costs far less now than later.
- Plot facing and Vastu set the entrance, kitchen and master bedroom position before anything else is drawn.
- Never sign off a plan you cannot read; ask for a furniture layout and a 3D view of every floor.

Start with the plot, not the Pinterest board
The right house plan is the one that fits your plot after setbacks, fits your budget after finishing, and still works when your children are grown. Everything else, the elevation style, the double height living room, the open kitchen, comes after those three checks.
In our Indore studio we often meet families who arrive with a saved image of a house they like. That is fine for mood. It is a poor start for a plan, because that house was drawn for a different plot, a different facing and a different bylaw.
This guide on how to choose a house plan follows the order we use at our desk. Plot first, floors second, rooms third, direction fourth, money fifth, the drawing itself last. Follow it and you avoid the costliest mistake we see, which is changing an approved plan after the footing is cast.
FROM THE STUDIO
Bring your registry copy and a fresh site measurement to the first meeting. Half the plans we redraw fail because the deed says 30x40 and the plot measures 29.5x39.
Step 1: Measure the plot and subtract setbacks
Your plot size is not your house size. Most municipal bylaws in India ask for open space at the front, rear and sometimes the sides. For plots under 1,500 sq ft the front setback is often 1.5 to 3 m and the rear 1 to 1.5 m. What remains is the footprint your ground floor must live inside.
| Plot (feet) | Plot area (sq ft) | Likely footprint (sq ft) | Comfortable use |
|---|---|---|---|
| 20x40 | 800 | 600 to 680 | 2 BHK on G+1 |
| 30x40 | 1,200 | 900 to 1,000 | 3 BHK on G+1 |
| 30x50 | 1,500 | 1,150 to 1,250 | 3 to 4 BHK duplex |
| 40x60 | 2,400 | 1,750 to 1,950 | 4 BHK with lawn and 2 cars |
Narrow plots feel this most. On a 20 feet plot, a 1 m side setback each side leaves a 13 feet room zone. We cover that in our 20x40 house plan ideas for narrow plots, and the most common mid size plot in the 30x40 house plan guide.
Also check the floor area ratio (FAR) for your zone. A FAR of 1.25 on a 1,200 sq ft plot caps total built-up at 1,500 sq ft, which quietly rules out many three floor plans people like online.
Step 2: Decide the number of floors before the rooms
Floors come before rooms because they change the structure. A single storey house sits on simple footings. A G+2 house needs deeper footings, heavier columns and usually a soil test, and our structural engineer sizes everything differently from the first sketch.
The full comparison is in our post on whether a duplex or a single storey house suits you better. The short version:
- Single storey suits plots above 1,500 sq ft, older parents, and owners who want no stairs.
- G+1 is the sweet spot for 1,000 to 1,500 sq ft plots; 3 to 4 bedrooms without a lift.
- G+2 makes sense for rental income or a second family unit, if FAR allows.
- Each extra floor adds roughly 10 to 20 percent to foundation and column cost.
If a rental floor is a maybe, design the footing for it now and build later. Adding a floor to a footing never designed for it is where structural trouble starts.
Step 3: List rooms for the next 15 years
A house plan for an Indian family rarely serves only the people signing the loan. Parents visit for months, children need a study wall, someone works from home. We ask every client to fill one sheet before we draw anything.
- Bedrooms today, bedrooms in 10 years, and which need an attached toilet.
- Whether one bedroom must be on the ground floor for elderly parents.
- Kitchen type: closed, open, or semi open with a utility behind it.
- Pooja room: a full room, a niche, or a unit in the living area.
- Parking: cars today, cars in 10 years, plus two wheelers.
- Work from home: a closed study or a desk corner with a sliding door.
- Storage: a store room, a loft line, or both. Indian homes always under plan storage.
With this sheet, house plan selection becomes matching, not guessing. A family that writes '3 bedrooms, one on ground, 2 cars' has already ruled out most 20x40 plans. A 3 BHK with a ground floor bedroom usually needs 1,100 to 1,300 sq ft across two floors; our guide to the 1200 sq ft house plan and what fits inside shows three real layouts.
Step 4: Facing, light and Vastu
Plot facing is the side the road sits on. It fixes where your entrance can be, which fixes the living room, the staircase and usually the kitchen. An east facing and a south facing plot of the same size produce two quite different plans for the same family.
Light and heat are the practical side. Across north and central India the west wall takes the hardest afternoon sun, so we keep bedrooms off it or shade them with a balcony. The north is cool and even, good for a study or kitchen window.
Vastu is the cultural side. We present it as guidance, not science, and we respect that many clients want it. The basics most families ask for are a north east entrance, a south east kitchen, a south west master bedroom and no toilet in the north east. If these matter to you, read the complete Vastu guide for house plans before fixing the layout, or browse our Vastu-compliant house plans to see the rules on a real sheet.
FROM THE STUDIO
Tell your architect your Vastu priority on day one. Moving a kitchen on a finished plan usually moves the staircase, and that reshuffles every floor.
Step 5: Fix the budget before the drawing
Construction cost in 2026 for a standard finish sits around Rs 1,800 to 2,400 per sq ft in tier 2 cities like Indore, Bhopal or Jaipur, and Rs 2,500 to 3,500 per sq ft in metros. Premium finishes, lifts and basements push these up fast. City and finish change everything, so treat them as a starting range.
Multiply your target built-up by the rate for your city and you have a build budget before a wall is drawn. If it is too high, the fix is a smaller built-up or one less floor, never a lower steel or cement grade. Run your own numbers on our construction cost calculator and share the result with your architect.
- Boundary wall, gate and paving: often 3 to 5 percent of build cost.
- Borewell or water connection, sump and overhead tank.
- Approval fees, structural drawings and the architect's fee.
- Interiors: a 3 BHK adds Rs 8 to 20 lakh on top of civil work.
Step 6: Read the plan properly before you sign
A plan on paper lies to most people. Rooms look bigger than they are, and door swings go unnoticed until the bed does not fit. Run this floor plan checklist before approving any drawing.
- Check each room's clear inside dimension. A '12x12 bedroom' is often 11'3 x 11'3 inside.
- Ask for a furniture layout. A queen bed with side tables and a wardrobe needs 10'6 clear width.
- Confirm one toilet is reachable from the living area without crossing a bedroom.
- Check staircase width (3 feet minimum, 3'6 is comfortable) and headroom under the landing.
- Check windows against facing. A bedroom with one small west window will be hot and dark.
- Confirm the parking bay is 16 to 17 feet long, plus door opening space.
If this feels like a foreign language, our explainer on how to read a floor plan without an architecture degree goes symbol by symbol. We also give every client a 3D walkthrough, because almost nobody misreads a 3D room the way they misread a plan.
Ready made plan or custom plan?
Both are valid. A ready made plan is cheap and quick, and for a standard plot and family it works. A custom plan costs more up front and pays back on odd plots, strong Vastu needs, or any brief where the room sheet does not match a stock layout.
| Factor | Ready made plan | Custom plan |
|---|---|---|
| Fit to plot | Needs adjusting for setbacks and facing | Drawn to your survey |
| Design time | Days | 3 to 6 weeks with revisions |
| Cost | Low or bundled | Higher, a fee or percentage |
| Approval drawings | Often need a redraw | Produced from the same file |
A middle path works for many families: start with a stock plan near your plot size, then have an architect adapt it. Our library of house plans by plot size is sorted for this. On larger plots, the 30x50 house plan guide and the 40x60 house plan guide show what the extra width buys.
The mistakes we see most are about order, not taste: an elevation chosen first, a central staircase on a narrow plot, no ground floor bedroom, a plan approved from a WhatsApp image with no dimensions. Our urban planner reviews every plan we release for bylaw fit, because a plan that fails approval is just an expensive drawing.
Next step: get your plot checked before you pick a plan
The fastest way to choose a house plan is to let an architect look at your plot and your brief together. Our floor plan design service starts with a free consultation where we check plot size, setbacks, facing and FAR, then suggest two or three plan directions that fit.

Frequently asked questions
What is the first thing to check when choosing a house plan in India?
Check your plot's measured size and the setbacks your municipality asks for. Together they give the buildable footprint, the only area your ground floor can occupy. A 30x40 plot usually leaves 900 to 1,000 sq ft of footprint. Everything else in the plan, from room count to parking, has to fit inside that number.
How many floors should I plan for a 1,200 sq ft plot?
For most families a G+1 plan is the practical choice on a 1,200 sq ft plot. It gives 1,800 to 2,000 sq ft of built-up, enough for a 3 BHK with parking and no lift. Go to G+2 only for a rental floor or a second family unit, and confirm the FAR for your zone allows it first.
Is a ready made house plan good enough?
A ready made plan works when your plot is a standard size, your facing is common, and your needs match a typical 2 or 3 BHK. It still needs adjustment for your city's setbacks and FAR. For odd plots, strict Vastu needs, or a ground floor bedroom plus two cars, a custom plan usually saves money by avoiding changes on site.
How much does a house plan cost in India in 2026?
Architect fees for a complete house plan in 2026 range from a flat Rs 15,000 to 50,000 for a standard plot in tier 2 cities, up to 3 to 6 percent of construction cost for full services with elevation, working drawings and site visits. The fee is small next to construction cost, so choose on experience with your plot size, not the lowest quote.
Should Vastu decide my house plan?
That is a personal choice, and we treat Vastu as guidance rather than science. If it matters to you, say so at the start, because entrance direction, kitchen corner and master bedroom position shape the whole layout. Fixing Vastu late usually moves the staircase, which reshuffles every floor. Most Vastu basics can be met on any facing with early planning.
