Most of the Chennai plots we design for fall in these sizes:

Climate and orientation

Hot and sticky most of the year with a wet north-east monsoon that regularly floods low areas. High plinths, cross ventilation, and sea-breeze oriented openings are core design moves. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Marine clay and silty sand in the coastal belt with a shallow water table, charnockite rock in Pallavaram and Tambaram; piles or rafts are common on soft sites. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Chennai

Plans are sanctioned by Greater Chennai Corporation and CMDA (TN single window portal). CMDA and the corporation typically allow stilt plus two or three floors on ordinary plots with FSI and setbacks based on road width under the TN Combined Development Rules. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.

Construction cost in Chennai (2026)

Expect roughly Rs 2,200 to Rs 3,500 per sq ft for an independent house, labour and material, excluding land.
