Building a house in Bangalore: what to plan for

Bangalore sits in Karnataka, South India, with a temperate climate. Over the years our architects and engineers have designed homes for Bangalore families on plots from 20x30 ft (600 sq ft) up to 50x80 ft (4,000 sq ft), and the same questions come up every time: how much can I build, what will it cost, and how do I get the plan approved. Here is what we tell them.

Common plot sizes in Bangalore

Most of the Bangalore plots we design for fall in these sizes:

  • 20x30 ft (600 sq ft)
  • 30x40 ft (1,200 sq ft)
  • 40x60 ft (2,400 sq ft)
  • 50x80 ft (4,000 sq ft)

Browse 30x40 plans, 30x50 plans or 40x60 plans to see what fits, or go by 3 BHK layouts.

Climate and orientation

Mild year round at 900 m altitude, rarely above 36 C, with two monsoon spells. Cross ventilation and open courtyards matter more than heavy insulation. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Red laterite and gravelly soil with good bearing capacity across most of the plateau; black cotton pockets near old tank beds need deeper footings. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Bangalore

Plans are sanctioned by BBMP and BDA (BDA for layouts, BBMP for plan sanction). BBMP typically permits G+2 to G+3 on sites under 4,000 sq ft, with FAR and setbacks scaling with plot width and road width under the Karnataka zoning regulations. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.

Construction cost in Bangalore (2026)

Expect roughly Rs 2,200 to Rs 3,500 per sq ft for an independent house, labour and material, excluding land. Standard finishes sit at the lower end; stone elevations, premium flooring and modular interiors push it to the top. Try the construction cost calculator for your plot, or read how construction cost per sq ft breaks down.

What gets built in Bangalore

Contemporary box elevations with exposed brick or wood-finish cladding, G+2 or G+3 with a rentable ground floor on 30x40 sites. See elevation design for the styles we draw most.

Areas of Bangalore we design for

How much does it cost to build a house in Bangalore in 2026?

Who approves building plans in Bangalore?

Building plans in Bangalore are sanctioned by BBMP and BDA (BDA for layouts, BBMP for plan sanction). BBMP typically permits G+2 to G+3 on sites under 4,000 sq ft, with FAR and setbacks scaling with plot width and road width under the Karnataka zoning regulations. We prepare the drawing set in the format the authority expects and can coordinate with a local licensed engineer or architect for submission.

Can House Design India design my home in Bangalore if you are based in Indore?

Yes. We work with families across India through an online process: a video consultation, plot and survey inputs from you, then floor plan, elevation and 3D views delivered online with revisions. We already have 39 published Bangalore projects in our library.

What plot sizes are common in Bangalore?

In Bangalore we most often design for 20x30 ft (600 sq ft), 30x40 ft (1,200 sq ft), 40x60 ft (2,400 sq ft) and 50x80 ft (4,000 sq ft). Every plan is drawn for your exact plot dimensions, orientation and setbacks, not adapted from a stock plan.

Yes. Every Bangalore plan is reviewed by our Vastu expert for entrance, kitchen, master bedroom and pooja placement, and we balance that with the temperate climate of Bangalore so the house is comfortable, not just compliant.
