Millennium city on the Mahanadi delta with humid summers, heavy monsoon flooding and cyclone risk. High plinths, flood-safe electrics and sloped roof drainage are important. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Deltaic alluvium with a shallow water table and silty clay, so raft or pile foundations are common for anything beyond G+1. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Cuttack

Plans are sanctioned by Cuttack Municipal Corporation and CDA. CDA typically approves G+2 on standard residential plots with setbacks based on plot area, and flood-plain zoning applies along the Mahanadi and Kathajodi. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
