Hot humid summers near 42 C, heavy monsoon with cyclone exposure from the Bay of Bengal, and mild winters. Wind-rated roofs and shaded terraces are important. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Laterite with firm bearing across the planned sectors, and sandy alluvium with a high water table towards the Kuakhai river. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Bhubaneswar

Plans are sanctioned by Bhubaneswar Municipal Corporation and BDA (SUJOG portal). BDA usually permits G+2 on standard plots under the Odisha Development Authorities planning rules, with setbacks linked to plot area and road width.
