Climate and orientation

Shares Kolkata's humid monsoon climate on the west bank of the Hooghly with industrial dust in older wards. Ventilated plans and rain-shedding roofs are standard. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Deep soft alluvium with waterlogging risk in low wards, making pile foundations or thick rafts the usual choice. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Howrah

Plans are sanctioned by Howrah Municipal Corporation and KMDA. HMC rules generally allow G+2 to G+3 on standard plots depending on road width and plot area, with KMDA involvement for layout approval. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
