Climate and orientation

Hot summers reaching 42 C, a moderate monsoon and short mild winters on the Deccan plateau. Terrace insulation and shaded south-west walls pay off. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Granite rock close to the surface across the western suburbs, giving excellent bearing, with filled-up tank beds that need care in older low areas. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Hyderabad

Plans are sanctioned by GHMC and HMDA (TG-bPASS online approval). Under TG-bPASS, plots up to 75 sq yd are usually self-certified and larger plots get instant approval if they meet GHMC setback and height norms, which scale with road width. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.

Construction cost in Hyderabad (2026)

Expect roughly Rs 2,100 to Rs 3,400 per sq ft for an independent house, labour and material, excluding land.
