Most of the Mumbai plots we design for fall in these sizes:

Climate and orientation

Humidity sits above 70 percent most of the year and the monsoon drops over 2,000 mm between June and September. Waterproofed terraces, deep chajjas and cross ventilation decide comfort more than insulation. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Basalt bedrock close to the surface in the island city and reclaimed marine clay in the suburbs; piles are routine where fill and creek silt are deep. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Mumbai

Plans are sanctioned by Municipal Corporation of Greater Mumbai (MCGM / BMC). Development follows the DCPR 2034 under MCGM, where FSI typically depends on the road width and whether TDR or premium FSI is purchased; margins and CRZ limits apply along the coast. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.

Expect roughly Rs 2,600 to Rs 3,800 per sq ft for an independent house, labour and material, excluding land. Standard finishes sit at the lower end; stone elevations, premium flooring and modular interiors push it to the top.
