Climate and orientation

Pleasant for most of the year at 560 m elevation, with a short dry heat in April and May and a steady but gentle monsoon. Homes can afford larger openings and open-to-sky courtyards than on the coast. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Hard murum and basalt at shallow depth on most plateaus, with black cotton soil pockets along the Mula and Mutha banks that need under-reamed or raft foundations. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Pune

Plans are sanctioned by Pune Municipal Corporation (PMC) and PCMC; PMRDA for fringe villages. PMC and PCMC follow the Maharashtra unified DCPR, where FSI on residential plots is typically 1.1 base plus premium and TDR, with side margins growing with building height; PMRDA plots on the fringe have their own layout approvals. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.

Expect roughly Rs 2,200 to Rs 3,300 per sq ft for an independent house, labour and material, excluding land.
