Hot humid summers above 42 C, a heavy monsoon with Ganga floods and foggy cold winters. Raised plinths, insulated roofs and good drainage are vital. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Deep Gangetic alluvium with a high water table and seismic zone IV, so raft foundations and ductile detailing are standard. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Patna
