Climate and orientation

Plateau city at 650 m with pleasant summers compared to the plains, good monsoon rain and chilly winters. Sloping roofs for rain and sun-facing winter verandahs both appear. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Hard laterite and granite with rock close to the surface, excellent bearing, so shallow footings and even rock-anchored columns are common. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Ranchi

Plans are sanctioned by Ranchi Municipal Corporation and Ranchi Regional Development Authority. Under the Jharkhand Building Bylaws, residential plots usually get G+2 approval with FAR and setbacks linked to plot size and road width. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.

Expect roughly Rs 1,800 to Rs 2,700 per sq ft for an independent house, labour and material, excluding land.
