Climate and orientation

Chhattisgarh plain heat with 45 C May afternoons, a heavy monsoon and mild winters. Deep verandahs, cross ventilation for the humid August weeks and a shaded west wall do the heavy lifting. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Limestone and shale with red lateritic soil in most colonies, and black soil in low patches; footings are generally light but the Kharun floodplain needs raised plinths. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Raipur

Plans are sanctioned by Raipur Municipal Corporation (RMC) and Raipur Development Authority (RDA); NRDA for Nava Raipur. Residential plots typically follow the Chhattisgarh Bhumi Vikas Rules, where small plots get an FAR usually around 1.25 to 1.5 with ground coverage near 60 percent; Nava Raipur sectors have NRDA specific controls. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
