Climate and orientation

Hill station at 1,500 m with cool summers, cold winters and extremely heavy rain. Steep roofs, timber or sheet cladding, insulation and slope stability dominate every design. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Hard quartzite and sandstone on the ridges with thin lateritic cover, and landslide-prone slopes requiring retaining walls and anchored footings. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Shillong

Plans are sanctioned by Shillong Municipal Board and Meghalaya Urban Development Authority. Shillong usually caps residential height and coverage under hill-area bylaws with slope and seismic zone V checks, and tribal land titles need separate clearance. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
