What 1500 sq ft gives you in a house plan

A 1500 sq ft house plan is enough for a 3 BHK with a living hall of 14x16 ft, a kitchen of 10x12 ft, a separate dining area and two or three toilets. It is the size most of our clients in Indore and Bhopal settle on when a 1200 sq ft 3 BHK feels tight and 2000 sq ft stretches the budget.

The number refers to built-up area, not plot area. A 30x50 plot is 1,500 sq ft of land, but after setbacks you build only about 1,000 to 1,100 sq ft per floor. So the same plan looks very different on a 30x50 plot (duplex) and a 40x60 plot (single floor). We explain this in our guide on how to pick the right house plan for your plot and family.

Typical room sizes in a 1500 sq ft 3 BHK house plan

Below is the split we use most often for a 1500 sq ft 3 BHK house plan. Walls eat about 10 to 12 percent, so carpet area comes to around 1,300 to 1,350 sq ft.

If you want a fourth room, shrink the dining into an L shape off the hall and drop the store. Our architects do this often on 1500 sq ft 3 bhk house plan requests.

1500 sq ft house plan on a 30x50 plot

The 30x50 plot is the most common base for a 1500 sq ft house plan in tier 2 cities. Municipal setbacks (usually 3 to 5 ft on the sides and 5 to 10 ft in front) leave a buildable footprint of about 24x40 ft, which is 960 to 1,100 sq ft per floor. So you get the full 1500 sq ft only as G+1, split roughly 780 and 720 sq ft.

Ground floor (about 780 sq ft)

• Car parking 10x16 ft under a cantilever
• Living hall 13x16 ft with a small front verandah
• Kitchen 9x11 ft with a utility slab at the back
• One bedroom 11x12 ft with a common toilet nearby
• Staircase 3.5 ft wide on the side wall

First floor (about 720 sq ft)

• Master bedroom 13x14 ft with attached toilet and balcony
• Third bedroom 11x12 ft
• Family lounge or study at the stair landing
• Open terrace at the rear for the water tank

Duplex vs single floor for 1500 sq ft

This is the question we get asked most for this size. The plot decides it most of the time. Below 1,800 sq ft of plot area, a 1500 sq ft single floor house plan is not possible after setbacks, so you go duplex. From 40x50 up, both work and it becomes a lifestyle and cost call.

The duplex usually costs 5 to 8 percent more per sq ft because of the staircase and the extra slab work. But it saves on foundation and leaves land free for a garden. Our structural engineer also points out that a G+1 on a 30 ft wide footprint needs slightly heavier columns on the stair side. 1500 sq ft house construction cost in 2026

In 2026 a 1500 sq ft house construction cost ranges from about Rs 27 lakh to Rs 42 lakh for structure and standard finishing, depending on city and finish grade. This excludes land, approvals and interiors.

Tier 1 cities like Bangalore and Pune sit at the upper end because labour and sand cost more. Indore, Bhopal and Patna sit nearer the lower end. Vastu and orientation notes for a 1500 sq ft plan

Most of our 1500 sq ft house plan clients ask for Vastu alignment. Treat these as Vastu guidance rather than engineering rules. Kitchen in the south east, master bedroom in the south west, pooja in the north east and staircase in the south or west are the usual asks.

For an east facing 30x50 plot this works out neatly: main door in the north east third of the front wall, kitchen in the south east, master bedroom on the first floor south west corner. Mistakes we see in 1500 sq ft house plans

After reviewing hundreds of plans at this size, a few errors keep repeating. Catching them on paper costs nothing.

1. Staircase in the middle of the hall. It cuts the living area into two strips. Push it to a side wall.
2. No dining space. Carve 100 to 120 sq ft for dining before you add a third bedroom.
3. Parking as an afterthought. A 10x16 ft bay is the minimum for a hatchback.
4. Ignoring FAR. Some colonies cap at G+1. Check before you dream of a third floor.
