QUICK ANSWER
A 30x50 house plan sits on 1,500 sq ft of plot and leaves roughly 1,150 to 1,250 sq ft of footprint after setbacks. That extra 10 feet of depth over a 30x40 buys a second car bay, a ground floor bedroom and a proper dining room. A G+1 duplex gives a 3 or 4 BHK of 2,200 to 2,500 sq ft. Expect 2026 civil cost of Rs 42 to 60 lakh in tier 2 cities for standard finishes.
KEY TAKEAWAYS
- A 30x50 plot is 1,500 sq ft; after setbacks you build on about 1,150 to 1,250 sq ft per floor.
- The extra depth over a 30x40 buys two cars, a ground floor bedroom and a separate dining area.
- A G+1 duplex on this plot gives a 3 or 4 BHK of 2,200 to 2,500 sq ft without feeling cramped.
- Standard finish civil cost in 2026 is Rs 42 to 60 lakh in tier 2 cities, 20 to 40 percent more in metros.
- Keep the staircase near the entrance on a side wall and put the pooja or study at the centre to use the deep plan well.

What a 30x50 plot gives you that a 30x40 does not
A 30x50 house plan is where a small family house becomes a comfortable one. The plot is 1,500 sq ft, and after typical setbacks of 1.5 to 3 m at the front and 1 to 1.5 m at the rear you keep about 1,150 to 1,250 sq ft of footprint. Ten feet of extra depth over a 30x40 does not sound like much. On the drawing it is the difference between one car and two, and between a bedroom on the ground floor or not.
In our Indore studio the 30x50 is the plot where clients stop asking what they must give up and start asking what they can add. The honest answer is: a second car bay, a 12 x 12 feet ground floor bedroom for parents, a dining space that is not a strip beside the kitchen, and a utility yard at the back that actually holds a washing machine and a drying line.
The width is still 30 feet, so the room arrangement logic is the same as a 30x40. Two rooms side by side with one passage, the stair on a side wall, wet areas stacked. Only the length changes, and that is where the gains sit.
FROM THE STUDIO
On a 30x50 we often pull the house 1 m further back from the front setback line than the bylaw requires. It gives a 20 feet deep front yard that takes two cars in a row plus a small garden, and costs nothing in approvable area.
Three layout families for a 30x50 house plan
Option 1: Single storey 3 BHK
A ground floor only 30 by 50 house design gives 1,150 to 1,250 sq ft of living space. That fits a living room, dining, kitchen with utility, three bedrooms of modest size and two toilets, with parking in the front setback. It is tight for three attached toilets, so most single storey versions have two. This suits retired couples and anyone who wants no stairs, and it leaves the option of a floor later if the footing is designed for it now.
Option 2: G+1 duplex, 3 BHK with a double height living room
This is the most popular 30x50 duplex house plan we draw. Ground floor: two car parking, foyer, a double height living room of 14 x 18 feet, dining, kitchen with utility, one bedroom with attached toilet, a pooja niche and a common toilet. First floor: two bedrooms with attached toilets, a family lounge overlooking the living room, and a front balcony. Built-up is 2,200 to 2,400 sq ft. The double height gives the house a sense of scale that no 30x40 can match.
Option 3: G+1 duplex, 30x50 4 BHK plan
Drop the double height, and the same footprint gives a fourth bedroom on the first floor. This 30x50 4 bhk plan is the joint family answer: two bedrooms down, two up, or one down and three up with a study. Built-up is 2,400 to 2,500 sq ft. You lose some drama and gain a room, which for most families is the right trade.
| Layout | Built-up (sq ft) | Bedrooms | Best for | 2026 civil cost (tier 2) |
|---|---|---|---|---|
| Single storey | 1,150 to 1,250 | 3 BHK | Stair free living, future floor option | Rs 22 to 30 lakh |
| G+1 duplex, double height | 2,200 to 2,400 | 3 BHK | Nuclear family, visitors, sense of space | Rs 42 to 56 lakh |
| G+1 duplex, four bedrooms | 2,400 to 2,500 | 4 BHK | Joint families, work from home | Rs 45 to 60 lakh |
| G+2 with rental floor | 3,300 to 3,600 | 3 BHK plus 2 BHK | Rental income | Rs 62 to 86 lakh |
If you are torn between a single storey and a duplex, the trade offs are laid out in our post on whether a duplex or single storey house suits your family.
Room sizes and how to use the extra depth
The mistake we see on 30x50 plans copied from the internet is that the extra 10 feet gets spread thinly across every room. Each room grows by a foot, nothing gets a real benefit, and the plan feels like a bloated 30x40. The better approach is to spend the depth on two or three specific things.
- Second car bay: 9 x 17 feet, side by side with the first, or one behind the other in a 20 feet deep front yard.
- Ground floor bedroom: 12 x 13 feet with a 5 x 8 feet attached toilet, near the entrance so parents do not cross the living room.
- Separate dining: 10 x 12 feet between living and kitchen, so a six seat table does not sit in the passage.
- Utility yard: 6 x 10 feet behind the kitchen, with a door, a tap, a drain and a drying line.
- Staircase: 3'6 wide, straight or dog leg, on a side wall near the entrance so the first floor has its own arrival.
On the first floor, the depth lets you add a family lounge of 10 x 12 feet between the bedrooms. In Indian homes this becomes the TV room, the study and the ironing corner, and it keeps the bedrooms as bedrooms.
Parking is where the depth pays back most visibly. Two cars on a 30 feet frontage is tight if they sit side by side with the main door between them. Our guide to planning car parking inside a house plan shows the in line, side by side and angled options with dimensions.
FROM THE STUDIO
Put a 4 x 5 feet pooja room or a 6 x 8 feet study at the centre of a 30x50 ground floor. It uses the one spot that has no window anyway, and it frees the outer walls for rooms that need light.
Light, courtyards and the deep plan problem
A 30x50 house plan is deep. With 50 feet of length and windows only at the two ends, the middle 15 feet of the ground floor can be dark. The double height living room is one answer, because its tall front window lights both floors. A small internal court is the other.
A 6 x 8 feet court beside the stair, open to the sky through a grill and a sloping polycarbonate cover, lights the dining room, the stair and the first floor passage. You give up about 50 sq ft on each floor and get daylight in exactly the rooms that would otherwise need a tube light at noon. On site in summer, a 30x50 with a court is noticeably cooler because hot air leaves through the top, and the owners we hand over to tell us it is the one feature visitors always ask about.
- Front: a tall living room window and the first floor balcony, both on the road side.
- Rear: kitchen and utility windows, the ground floor bedroom window and the rear bedroom above.
- Middle: a court or a skylight over the stair, and a high ventilator in the pooja or study.
- Sides: toilet ventilators and high level bedroom windows, since the neighbour's wall is within 3 to 5 feet.
Vastu for a 30x50 house plan by facing
Vastu is guidance rather than science, and we present it that way. The good news on a 30x50 is that the extra depth makes it easier, not harder, because there is room to move the kitchen and the pooja without squeezing anything else.
30x50 north facing house plan
Entrance in the north or north east part of the front wall, living room in the north east, staircase on the west or south wall, kitchen in the south east at the rear, master bedroom in the south west on the first floor, water tank in the south west. A 30x50 north facing house plan has space for the north east corner to stay open as a small lawn, which many clients ask for. Our set of north facing house plans shows this on dimensioned sheets.
East facing
Entrance in the east or north east, kitchen in the south east at the rear, stair on the south wall, pooja in the north east part of the plan. East facing 30x50 plots rarely need any compromise.
South and west facing
For south facing, place the entrance in the south east part of the front and keep the kitchen south east or north west. For west facing, the entrance sits in the north west part of the front wall and the master bedroom stays south west. The deep plan gives our Vastu consultant room to do this without touching the room sizes. The reasoning for each zone is in our complete Vastu guide for house plans.
30x50 house construction cost in 2026
Standard finish civil construction in 2026 costs about Rs 1,800 to 2,400 per sq ft in tier 2 cities such as Indore, Bhopal, Jaipur and Lucknow, and Rs 2,300 to 3,200 per sq ft in Bangalore, Pune or Hyderabad. Delhi and Mumbai run higher. City and finishes move these figures, so use them as a planning range and get a real estimate before you sign a contract.
| Finish level | Rate (Rs per sq ft) | Civil cost | With basic interiors |
|---|---|---|---|
| Basic | 1,700 to 1,900 | Rs 40 to 45 lakh | Rs 48 to 56 lakh |
| Standard | 2,000 to 2,400 | Rs 47 to 56 lakh | Rs 58 to 72 lakh |
| Premium | 2,600 to 3,200 | Rs 61 to 75 lakh | Rs 78 to 100 lakh |
The double height living room adds a little to structure cost, because the first floor slab has an opening and the columns around it carry more. Our structural engineer usually adds a tie beam at the first floor level around the void, which clients rarely see in the plan but which keeps the long front wall stiff. Soil matters too. Black cotton soil across central India often asks for deeper footings on a house this size.

Mistakes we see on 30x50 plans
- Spreading the extra depth across every room instead of spending it on parking, a ground floor bedroom and a dining room.
- A central staircase that darkens a plan that is already deep.
- No court and no double height, so the middle of the ground floor lives under a tube light.
- Two car parking drawn at 16 feet wide, which fits two hatchbacks and no door swing.
- A double height void with no first floor railing detail, which becomes a safety worry with children.
- Overhead tank placed over the master bedroom instead of over the stair or toilets.
The 30x50 is forgiving, but it rewards a clear order of decisions. That order, from plot to floors to rooms to facing to budget, is set out in our guide on how to choose a house plan in India. If your plot is a bit smaller, the 30x40 house plan guide shows what changes when you lose 10 feet.

Frequently asked questions
How many bedrooms can a 30x50 house plan have?
A single storey 30x50 plan fits a 3 BHK with two toilets and parking. A G+1 duplex fits a 3 BHK with a double height living room, or a 4 BHK if you skip the double height. A G+2 can add a separate 2 BHK rental unit on top, subject to your city's FAR and height rules. Most families choose the G+1 duplex.
What is the construction cost of a 30x50 house in 2026?
A G+1 duplex of about 2,350 sq ft built-up with standard finishes costs roughly Rs 47 to 56 lakh in civil work in tier 2 cities in 2026, and Rs 58 to 72 lakh with basic interiors. A single storey 3 BHK costs Rs 22 to 30 lakh. Metros add 20 to 40 percent, and soil type and finish level shift the figure.
Can two cars park on a 30x50 plot?
Yes. The extra depth over a 30x40 is what makes two cars possible. Either park side by side on the 30 feet frontage with the main door offset to one side, or pull the house 1 m further back and park two cars in line in a 20 feet deep front yard. Each bay should be at least 9 x 17 feet clear for an SUV.
Is a 30x50 plot good for a duplex?
A 30x50 plot is one of the best sizes for a duplex in India. It gives 1,150 to 1,250 sq ft per floor, enough for a ground floor bedroom, a separate dining room and two car parking below, with two or three bedrooms above. The depth also allows a double height living room or a small internal courtyard without squeezing any room.
How much area is left after setbacks on a 30x50 plot?
After typical setbacks of 1.5 to 3 m at the front and 1 to 1.5 m at the rear, a 30x50 plot leaves about 1,150 to 1,250 sq ft of footprint per floor. Cities that require side margins on 30 feet plots can bring this closer to 1,050 sq ft. Confirm your local bylaw and FAR before you finalise any 30x50 house plan.
