QUICK ANSWER

A 3BHK interior cost in India for 2026 runs from Rs 6 lakh to Rs 9 lakh for a basic package, Rs 10 lakh to Rs 18 lakh for a mid range finish, and Rs 20 lakh to Rs 40 lakh or more for premium work, for a 1,200 to 1,500 sq ft flat. The modular kitchen, wardrobes and false ceiling take about 60 percent of the budget. Metros cost 15 to 25 percent more than tier 2 cities.

  • Kitchen, wardrobes and false ceiling together are about 60 percent of the total.
  • Per sq ft, full interiors cost Rs 500 to 700 basic, Rs 800 to 1,300 mid, Rs 1,500 to 3,000 premium.

What a 3BHK interior costs in 2026

A 3BHK interior cost in 2026 sits between Rs 6 lakh and Rs 40 lakh, and most of our clients land between Rs 10 lakh and Rs 18 lakh. That wide range is not a dodge. It reflects three things: how much woodwork you want, the grade of material, and the city you are in.

The figures in this post are approximate 2026 ranges for a 1,200 to 1,500 sq ft 3BHK flat in tier 2 cities such as Indore, Bhopal, Jaipur and Lucknow. Metros like Mumbai, Bangalore and Delhi NCR run 15 to 25 percent higher, mostly on labour and transport. Finishes change the number more than the city does.

In our Indore studio, the first question in almost every interior meeting is some version of this one, so we built this breakdown to answer it properly, room by room, with the extras that quotes usually skip. If you are also deciding what goes into each room, start with our complete home interior design guide for India.

FROM THE STUDIO

Ask any interior quote for three things: the plywood grade, the laminate or veneer brand, and whether GST and site transport are included. Those three lines explain most price gaps between vendors.

Room by room 3BHK interior cost table

This is the table clients ask us to send after the first meeting. Basic means commercial plywood or MDF carcass with standard laminate, mid means BWR plywood with branded laminate or acrylic and soft close hardware, premium means BWP plywood or marine ply with veneer, PU paint or glass shutters and imported hardware.

Loose furniture, curtains and appliances are not in this table. They add Rs 1.5 lakh to Rs 8 lakh depending on taste, and we cover them in the hidden extras section below.

Interior cost per sq ft: a quick check

Interior cost per sq ft in India is a rough yardstick, not a quote, but it is useful for a sanity check.

  • Basic: Rs 500 to Rs 700 per sq ft of carpet area. A 1,300 sq ft 3BHK lands at Rs 6.5 lakh to Rs 9 lakh.
  • Mid range: Rs 800 to Rs 1,300 per sq ft. The same flat lands at Rs 10.5 lakh to Rs 17 lakh.
  • Premium: Rs 1,500 to Rs 3,000 per sq ft. The same flat lands at Rs 20 lakh to Rs 39 lakh.

If a vendor quotes you Rs 350 per sq ft for a full home, something is missing, usually the kitchen or the false ceiling. If a quote crosses Rs 3,500 per sq ft, you are paying for imported finishes or a brand name, which is fine as long as you know it.

A note on how this compares with construction. Building a 3BHK house from scratch costs Rs 1,800 to Rs 2,800 per sq ft for the structure and basic finishes in 2026, so interiors are roughly 30 to 50 percent on top of that. Our house construction cost per sq ft guide covers the structure side.

The big three: kitchen, wardrobes, false ceiling

About 60 percent of any 3BHK interior budget goes to three items. Understanding them is where you save or overspend.

Modular kitchen cost for a 3BHK

A modular kitchen cost for a 3BHK in 2026 starts at Rs 1.2 lakh for an 8 ft L shape with laminate shutters and basic hardware, and crosses Rs 4 lakh with acrylic or PU shutters, a tall unit, soft close drawers and a quartz counter. The counter top, chimney and hob are often quoted separately, so ask. Layout decisions change the price a lot, and our post on modular kitchen layouts and sizes explains which shape fits which kitchen.

Wardrobes

Three bedrooms usually mean 20 to 26 running feet of wardrobe. A 7 ft tall wardrobe costs Rs 1,200 to Rs 1,800 per sq ft of shutter area in laminate, Rs 2,000 to Rs 3,000 in acrylic or veneer, and Rs 3,500 or more with glass or PU shutters. Lofts above the wardrobe add 15 to 20 percent. Sliding shutters cost more than hinged ones and lose a little depth.

False ceiling

Gypsum false ceiling runs Rs 75 to Rs 110 per sq ft for a plain peripheral design and Rs 120 to Rs 200 for layered designs with coves. Most 3BHK flats do 700 to 1,000 sq ft of ceiling. POP, wooden rafters and designer panels cost more, and skipping the bedrooms saves Rs 30,000 to Rs 50,000 without most people noticing.

What moves the price up or down

Two 3BHK flats of the same size can differ by Rs 10 lakh in interior cost. These are the levers.

  1. Carcass material: MDF or particle board is cheapest, commercial plywood is next, BWR plywood is the sensible mid, BWP or marine ply is the top. Plywood grade alone shifts a wardrobe price by 25 to 40 percent.
  2. Shutter finish: laminate is the base. Acrylic adds 30 to 50 percent, veneer with polish adds 60 to 100 percent, PU paint and back painted glass are the premium band.
  3. Hardware: soft close hinges, tandem drawers and corner units from known brands can add Rs 40,000 to Rs 1 lakh across a flat and are the one place we never advise cutting.
  4. Quantity of woodwork: every extra running foot of storage costs money. Decide what you actually need to store before drawing.
  5. Site condition: a new builder flat with level walls is cheaper than an old flat that needs plaster patching, rewiring and plumbing shifts.
  6. City: labour rates in Mumbai, Bangalore and Gurgaon are 20 to 40 percent above Indore or Bhopal, and so is the transport of panels and stone.

Our construction management expert, Er. Chayan Bansal, reviews every interior estimate for the site condition items in particular, because that is where builder flats surprise people: a slab out of level by an inch means every wardrobe top needs a filler, and that is a cost nobody quoted.

Hidden extras most quotes leave out

The quoted 3BHK interior design cost is rarely the final cost. These items sit outside most woodwork quotes and together add 20 to 40 percent.

  • Loose furniture: sofa, dining set, beds, mattresses, chairs. Rs 1.5 lakh to Rs 6 lakh.
  • Curtains, blinds and rods: Rs 40,000 to Rs 1.5 lakh for a 3BHK.
  • Kitchen appliances: chimney, hob, built in oven or microwave. Rs 30,000 to Rs 1.5 lakh.
  • Counter tops and backsplash: granite or quartz, Rs 25,000 to Rs 90,000 if not in the kitchen quote.
  • Deep cleaning and debris removal: Rs 8,000 to Rs 20,000.
  • Design fees: Rs 30,000 to Rs 1.5 lakh if hired separately from the contractor.
  • GST at 18 percent on services and materials, if the quote shows pre tax figures.
  • Society charges, lift use and material entry fees in gated complexes: Rs 5,000 to Rs 25,000.

The honest total for a mid range 3BHK, everything included, is closer to Rs 14 lakh to Rs 24 lakh than the Rs 10 to 18 lakh woodwork figure. Plan for that and the project does not stall at the curtain stage, which is where we see most stalls happen.

Timeline and payment stages

A full 3BHK interior takes 45 to 75 days from design sign off to handover when the work is factory made and site assembled, and 75 to 120 days when carpentry happens on site. Design and approvals before that take 2 to 4 weeks.

A sensible payment schedule is 10 percent on design, 40 percent on material order, 40 percent on installation start and 10 percent after a snag list is cleared. Anyone asking for 70 percent upfront has a cash flow problem that will become your problem.

Factory made modular work is more accurate and faster. Site carpentry is more flexible for odd walls and old flats. We use both, depending on the flat, and we tell clients which is which in the quote.

How to cut 20 percent without it showing

When a client's 3BHK interior budget is tight, these are the cuts we suggest first, in order.

  • Skip the false ceiling in bedrooms, keep it in the living and dining. Saves Rs 30,000 to Rs 50,000.
  • Laminate shutters with one acrylic or veneer accent per room instead of acrylic everywhere. Saves 20 to 30 percent on woodwork.
  • Fewer, taller wardrobes with lofts rather than many small units. Less hardware, same storage.
  • Open shelves in the kitchen upper row instead of shutters at the loft level.
  • Paint and one wallpaper wall instead of wall panelling in bedrooms.
  • Loose furniture bought over six months rather than all at handover.

We go deeper on this in our post of budget interior design tips for Indian homes. What we do not cut: hinges, drawer channels, plywood grade in the kitchen and bathroom, and waterproofing under any wet area.

FROM THE STUDIO

Fix the kitchen and the master wardrobe at mid grade first. Everything else can be upgraded later; those two cannot be redone without tearing the room apart.

Next step: get a room by room estimate for your flat

The table above gets you close, but your flat has its own walls, your family has its own storage needs and your city has its own rates. Our interior team prepares a line item estimate with material grades named, so you can compare it honestly with any other quote.

Frequently asked questions

What is the average 3BHK interior cost in India in 2026?

Rs 10 lakh to Rs 18 lakh for a mid range finish on a 1,200 to 1,500 sq ft 3BHK in a tier 2 city, covering kitchen, wardrobes, TV unit, false ceiling, lighting and painting. Basic packages start at Rs 6 lakh and premium work crosses Rs 20 lakh. Metros add 15 to 25 percent. Loose furniture, curtains and appliances add Rs 1.5 lakh to Rs 8 lakh on top.

What is the interior cost per sq ft for a 3BHK?

About Rs 500 to Rs 700 per sq ft for basic work, Rs 800 to Rs 1,300 for mid range and Rs 1,500 to Rs 3,000 for premium interiors, measured on carpet area. A 1,300 sq ft 3BHK at mid range therefore costs Rs 10.5 lakh to Rs 17 lakh. Treat per sq ft figures as a sanity check on quotes, not as a price, because kitchen size and wardrobe length change the total a lot.

Which room costs the most in a 3BHK interior?

The kitchen. A modular kitchen for a 3BHK costs Rs 1.2 lakh to Rs 8 lakh depending on size, shutter finish and hardware, and it is the single largest line in almost every estimate. The master bedroom with its wardrobe and bed back is usually second. Together with the false ceiling, these three items are about 60 percent of a 3BHK interior budget.

How long does a 3BHK interior take to complete?

Around 45 to 75 days for factory made modular work and 75 to 120 days for on site carpentry, counted from design sign off to handover. Add 2 to 4 weeks before that for design, 3D views and approvals. Delays usually come from late material selection, changes after work starts and society permission for material entry, so settle those early.

Is a full home interior package cheaper than hiring separately?

Usually by 10 to 15 percent, because one team handles design, woodwork, ceiling, electrical and painting with less coordination waste and fewer idle days. Hiring a designer and separate contractors gives more control over each vendor but needs more of your time on site. Whichever route you choose, insist on named material grades and a line item estimate.
