QUICK ANSWER
Architect fees in India in 2026 run from Rs 15 to Rs 60 per sq ft for a complete drawing set, or 3 to 8 percent of construction cost when the architect also supervises. A floor plan alone costs Rs 5 to Rs 15 per sq ft, an elevation Rs 5,000 to Rs 25,000, and a full working drawing set Rs 25 to Rs 60 per sq ft. Metro cities and premium studios charge more.
KEY TAKEAWAYS
- Thumb rule: a full drawing set costs Rs 15 to Rs 60 per sq ft; plan only costs Rs 5 to Rs 15 per sq ft.
- Percentage fees of 3 to 8 percent make sense only when the architect also visits site and manages the build.
- A 1,500 sq ft house usually spends Rs 40,000 to Rs 90,000 on architecture, under 2 percent of the build cost.
- Always ask what the fee includes: structural drawings, electrical, plumbing and revisions are often extra.
- Approval drawings and municipal liaison fees are separate from design fees in most cities.

Architect fees in India: the numbers first
For a typical independent house in 2026, architect fees in India fall into three bands. A floor plan only service costs Rs 5 to Rs 15 per sq ft of built-up area. A plan plus elevation package costs Rs 10 to Rs 25 per sq ft. A complete working drawing set, with structural, electrical and plumbing sheets, costs Rs 25 to Rs 60 per sq ft. These are thumb rules from what we see across tier 1 and tier 2 cities, not a fixed rate card.
The other model is a percentage of construction cost, roughly 3 to 8 percent depending on size and scope. In practice it is used when the architect also supervises the site. For a design only job, per sq ft or lump sum pricing is far more common.
| Service | Typical fee | What you receive |
|---|---|---|
| Floor plan only (2D) | Rs 5 to Rs 15 per sq ft or Rs 8,000 to Rs 30,000 lump sum | Dimensioned plan per floor, furniture layout, 1 to 2 revisions |
| Front elevation only | Rs 5,000 to Rs 25,000 | 3D front view, material notes, sometimes a side view |
| Plan plus elevation | Rs 10 to Rs 25 per sq ft | Plans for all floors, 3D elevation, basic section |
| Full working drawing set | Rs 25 to Rs 60 per sq ft | Architectural, structural, electrical, plumbing, door and window schedules |
| Design plus supervision | 3 to 8 percent of construction cost | All drawings plus periodic site visits and contractor coordination |
Compare these to the building itself. Our pillar guide on house construction cost per sq ft in India in 2026 puts a standard finish build at Rs 1,800 to Rs 2,600 per sq ft. Even a full drawing set at Rs 40 per sq ft is under 2 percent of that figure.
Per sq ft vs percentage: which model suits you
Per sq ft pricing is simple. You know the fee before the first sketch. It suits homeowners who have a contractor lined up and need drawings, approvals and a clear design. Most of our Indore studio's house plan work is priced this way.
Percentage pricing ties the fee to the final cost of the house. It is fair when the architect carries real responsibility on site: checking shuttering, approving material samples, certifying contractor bills. It is less fair when the architect only delivers drawings, because a client who chooses Italian marble ends up paying a higher design fee for the same sheets.
Questions to ask before you sign
- Is the fee on built-up area or plot area? Built-up is standard; plot area quotes inflate the number.
- How many revisions are included, and what does an extra round cost?
- Are structural drawings by a licensed structural engineer included or billed separately?
- Who prepares and signs the municipal approval drawings, and is that fee included?
- How many site visits are included, if any, and what is the rate for extra visits?
FROM THE STUDIO
Ask for the fee quote in writing with a scope list attached. The scope list, not the headline number, decides if you overpay.
What each package actually includes
The biggest confusion in architect charges per sq ft is scope. Two studios quoting Rs 20 per sq ft can be selling very different things. Here is what the common packages normally contain.
Floor plan only
A dimensioned plan for each floor showing walls, doors, windows, room sizes and furniture. Good studios include a site plan with setbacks and a basic Vastu check. You do not get structural sizing, so your contractor sizes columns by experience, which is fine for a small G+1 on good soil and risky beyond that. Read how to read a floor plan before you approve one.
Elevation only
A 3D rendered front view with material and colour notes, useful if you already have a plan. Our house elevation design service typically gives two concepts and one refinement round.
Full working drawing set
The set your contractor should actually build from: architectural plans and sections, structural drawings (footing, column, beam and slab), electrical layouts with point counts, plumbing and drainage, door and window schedules, staircase details. It cuts site confusion and wastage, which is why we push clients with budgets above Rs 30 lakh towards it. See our working drawings service for what a complete set looks like.
Design plus supervision
Everything above, plus site visits at key stages: foundation, each slab, brickwork, plaster and finishing. Our construction management expert reviews the stage schedule for these projects so visits land when decisions are actually being made on site.
Architect fees for 1,000, 1,500 and 2,500 sq ft houses
Fees scale with area, but not in a straight line. Small houses have a minimum fee because the design effort does not shrink much below 1,000 sq ft. Large houses get a lower per sq ft rate. The table below uses 2026 tier 2 city rates; add 20 to 40 percent for Mumbai, Delhi NCR and Bangalore.
| Built-up area | Plan only | Plan plus elevation | Full working set | With supervision (at Rs 2,000 per sq ft build) |
|---|---|---|---|---|
| 1,000 sq ft | Rs 10,000 to Rs 15,000 | Rs 15,000 to Rs 25,000 | Rs 30,000 to Rs 50,000 | Rs 80,000 to Rs 1.4 lakh |
| 1,500 sq ft | Rs 12,000 to Rs 22,000 | Rs 20,000 to Rs 38,000 | Rs 40,000 to Rs 90,000 | Rs 1.2 to Rs 2.1 lakh |
| 2,500 sq ft | Rs 18,000 to Rs 35,000 | Rs 30,000 to Rs 60,000 | Rs 65,000 to Rs 1.5 lakh | Rs 2 to Rs 3.5 lakh |
A quick way to sanity check any quote: estimate your build cost with our construction cost calculator, then see what percentage the fee works out to. Below 1 percent for a full set usually means thin drawings. Above 4 percent for design only is high unless the studio is well known.
Costs that are usually billed separately
Clients often ask us why the final bill is higher than the design quote. Almost always it is one of these items, which most studios in India treat as separate services.
- Municipal approval drawings and liaison: Rs 10,000 to Rs 50,000 depending on city, plus government fees. Our guide to the building plan approval process in India breaks this down.
- Structural engineer's certificate and soil test coordination: Rs 5,000 to Rs 20,000 if not in the package.
- 3D walkthrough or interior renders beyond the front elevation: Rs 5,000 to Rs 25,000 per view set.
- Extra revision rounds and extra site visits: Rs 2,000 to Rs 10,000 each, plus travel outside the city.
None of these are unfair. The problem is when they are not listed up front. Treat them like the hidden costs in house construction: known, budgeted and agreed before work starts.
How to get value from the fee you pay
Architecture fees are the smallest line in a house budget and have the biggest effect on the rest of it. A good plan saves wall length, keeps the structure simple and avoids rework. One mistake we see often: paying Rs 3,000 for a cheap plan, then paying a contractor to redraw it because the staircase did not fit the floor height.
- Share your real budget, plot papers, soil condition and family needs at the first meeting. Vague briefs cost revision rounds.
- Ask for the structural sheets to be done by a qualified structural engineer, even if it adds Rs 10,000.
- Get the complete working set before you call contractors for quotes. Quotes on a plan only drawing are guesses.
- Keep one decision maker on the client side. Three family members sending separate changes is how fees climb.
If you are still deciding between a turnkey firm, a contractor and a labour rate build, our comparison of turnkey construction versus contractor versus labour rate explains how the architect's role changes in each model.

Frequently asked questions
How much do architects charge per sq ft in India?
In 2026, architects in India charge roughly Rs 5 to Rs 15 per sq ft for a floor plan only, Rs 10 to Rs 25 per sq ft for plan plus elevation, and Rs 25 to Rs 60 per sq ft for a complete working drawing set with structural, electrical and plumbing sheets. Metro cities and premium studios sit at the top of these bands, while online studios and tier 2 cities sit lower.
What percentage of construction cost is the architect fee?
Percentage fees usually run 3 to 8 percent of the construction cost, and this model is normally used when the architect also supervises the site. For design only work, the effective percentage is lower, typically 1 to 3 percent of build cost. For a Rs 30 lakh house that means Rs 30,000 to Rs 90,000 for design, or Rs 90,000 to Rs 2.4 lakh with supervision.
What are the architect fees for a 1,000 sq ft house?
For a 1,000 sq ft house in a tier 2 city, expect Rs 10,000 to Rs 15,000 for a plan only, Rs 15,000 to Rs 25,000 for plan plus elevation, and Rs 30,000 to Rs 50,000 for a full working drawing set. Small houses hit minimum fees because design effort does not fall much below this size. Add 20 to 40 percent for metro cities.
Is the municipal approval included in architect fees?
Usually not. Most studios in India bill approval drawings and municipal liaison separately, typically Rs 10,000 to Rs 50,000 depending on the city, plus the government's own sanction fees. Some cities require a locally registered architect or engineer to sign the set. Ask for this item to be listed in the quote so it does not appear as a surprise later.
Are online architect fees cheaper than a local architect?
Often yes, by 20 to 40 percent for design work, because online studios spread overheads across many projects and deliver by email and video calls. A local architect is worth the extra when you need frequent site visits or a locally registered signature for approvals. Many homeowners combine the two: online design and working drawings, local engineer for approval and site checks.
