QUICK ANSWER

A corner plot house design uses two road facing sides for light, air and a second entrance, which an inside plot cannot offer. The cost is a second front setback, more compound wall, more traffic noise and less privacy on two walls. The best layouts put the living room and staircase on the two road sides, bedrooms toward the inner corner, and use the junction for the entrance or a garden. Corner plots sell at a 10 to 20 percent premium in most cities.

KEY TAKEAWAYS

  • A corner plot has two road facing sides, so every room can get a window and the house needs no light well.
  • Expect a front setback on both road sides, which cuts the footprint by 8 to 15 percent against an inside plot.
  • Put living, dining and stairs on the road sides and bedrooms toward the inner corner for privacy and quiet.
  • Vastu guidance rates north east corner plots highest and south west corner plots as needing care, not rejection.
  • L shaped and irregular corner plots work best when the house is a clean rectangle and the odd piece becomes garden or parking.

What makes a corner plot different

A corner plot house design starts from one fact: two of your four walls face a road. On an inside plot you get light from the front and the back only, and the middle of a deep house goes dark. On a corner plot every room can have an outside window, the staircase can sit on an open wall, and you can give the house a second entrance for a rental floor or a home office.

You pay for that in three ways. Most municipal bylaws treat both road facing sides as fronts, so you lose a front setback twice. The compound wall and the elevation treatment run along two sides instead of one, which adds Rs 2 to 4 lakh. And two walls now carry traffic noise and passing eyes, so the bedroom that would have sat quietly on a side wall needs a different place.

In our Indore studio about one in eight plots we design for is a corner, and the clients who are happiest with them are the ones who planned the two open sides as an asset from day one rather than drawing a standard inside plot plan and sticking it on the corner.

FROM THE STUDIO

Ask the developer which of the two roads is the primary road in the sanctioned layout. The setback, the house number and the gate rules all follow the primary road, and getting this wrong delays the sanction by weeks.

Setbacks, bylaws and what you really get to build

On a corner plot house plan the first thing we check is the double front setback. A 30x50 inside plot in a tier 2 city typically gives up 5 feet at the front and 3 feet at the back, leaving a footprint of about 1,150 sq ft. The same plot on a corner gives up 5 feet on both road sides plus the usual rear and side margins, and the footprint drops to 1,000 to 1,050 sq ft.

  • Front setback applies to both road sides in most states. Some cities reduce the second side to a side setback if the road is under 9 m wide, so ask.
  • Corner splay: many bylaws require the corner itself to be cut at 45 degrees for 2 to 3 m on each side for traffic visibility. You cannot build or wall that triangle.
  • Gate position: gates are usually not permitted within 6 to 9 m of the junction. Plan the car entry on the quieter road, away from the corner.
  • Compound wall height is often capped lower on the corner, around 1.2 m, so the splay stays open to view.
  • FAR is the same as an inside plot, so you can often recover the lost ground coverage by going one floor higher if the height limit allows.

Our architects run the setback drawing before any room is placed. On a corner, 100 sq ft of lost footprint is the difference between a ground floor bedroom and no ground floor bedroom, and the client should decide that with full information rather than discover it at sanction.

Layout rules that work on a two side open plot

A good two side open plot house design follows a simple rule: public rooms and circulation on the road sides, private rooms toward the inner corner. Here is how that plays out room by room.

Entrance

There are two choices. An entrance on the primary road, set back from the junction, reads like a normal house and keeps the splay as a garden. An angled entrance right at the junction, facing the corner at 45 degrees, is the signature corner house look, with a porch that addresses both roads. The angled version costs a little more in elevation work and is harder to make Vastu friendly, but it gives the house presence that an inside plot can never have.

Living, dining and staircase

Put the living room on the primary road side and the staircase on the secondary road side. The stair now has a full height window, which turns the darkest part of most Indian houses into the brightest. The dining room sits between them at the inner corner of the public zone and borrows light from both.

Bedrooms and kitchen

Bedrooms go to the two walls that face neighbours, not roads. They are quieter and you can keep large windows without a street audience. The kitchen takes the remaining road side position at the back, where its exhaust and utility can open to the secondary road without bothering anyone. Upstairs, bedrooms repeat the inner corner position and the road sides get the family lounge, study and balconies.

BedroomsRear wall or side wallInner corner, away from both roads

Because both long walls can carry windows, a corner house rarely needs a courtyard or light well even at 60 feet depth. If you want to understand why the inside plot version struggles, our post on natural light and ventilation in house design explains the problem the corner solves for free.

Corner plot Vastu: what the guidance says

Corner plot vastu is one of the most asked questions in our Vastu consultations, and our Vastu expert on the review team gives the same answer each time: the corner itself is not the issue, the direction of the open corner is. Vastu guidance looks at which corner of the plot sits at the road junction.

Corner plot Vastu guidance by open corner
Open corner (at the junction)Roads onVastu viewPlanning note
North eastNorth and eastMost favoured; open, light cornerEntrance from north or east, garden at the corner
North westNorth and westGood, suited to business and rentalGuest room or office on the west side
South eastSouth and eastAcceptable with careKitchen at south east, avoid water tank there
South westSouth and westNeeds care, not rejectionKeep south west heavy and built, entrance from north or east wall if possible

The reason north east corner plots command the highest premium in cities like Jaipur, Bhopal and Hyderabad is this table. Buyers pay 15 to 25 percent more for them. If you are buying a corner plot specifically for Vastu reasons, check the junction corner before the price.

A few more points Vastu guidance makes on corners. Avoid cutting the north east corner of the house itself even if the plot splay forces a cut on the compound wall. Keep the south west corner of the house built up and heavy, which on a south west open corner means the master bedroom goes there rather than a garden. And the angled 45 degree entrance at the junction is best avoided when the junction is south west, and welcomed when it is north east.

We present all of this as Vastu guidance, not as a structural or scientific rule. For the complete set of directions, room by room, see our complete Vastu house plan guide, and for the most common corner case, the north facing house Vastu plan covers the north road side in detail.

FROM THE STUDIO

If a south west corner plot is the one you can afford, do not walk away. Our Vastu consultant has planned dozens of them by placing the entrance on the north or east neighbour side via a side gate and keeping the south west corner built. Budget Rs 15,000 to 25,000 for a proper consultation before the plan.

L shaped and irregular corner plots

Corner plots are often the leftover pieces in a layout, so they come in odd shapes more often than inside plots. An L shaped plot house plan, a plot with one angled side, or a trapezium with a 50 feet front and a 38 feet back are all common.

The rule that saves money and sanity is this: build a clean rectangle and let the irregular piece become something that does not need square walls. Angled rooms cost more to build, more to tile, more to furnish, and they look odd in a 3D view no matter how clever the architect is.

  1. Draw the largest rectangle that fits inside the setback line. That is the house.
  2. Give the leftover triangle or strip to parking, a garden, a sit out, or the servant's toilet and store.
  3. On an L shaped plot, put the house in the long arm and parking plus a small lawn in the short arm. If the short arm is wider than 20 feet, it can carry a single storey guest suite or home office with its own gate.
  4. If one road side is angled, keep the compound wall on the angle and the house wall straight. The wedge between them becomes a planter bed that hides the geometry.
  5. Where the plot narrows at the back, place the toilets and utility there. Wet rooms tolerate odd shapes better than bedrooms.

Irregular plot house design also has a Vastu angle. Vastu guidance prefers a rectangular house even on an irregular plot, which lines up exactly with the rectangle rule above. Extensions toward the north east are considered good; extensions toward the south west are not, so if the odd piece sits at the south west, make it a store or parking rather than a room.

Many of the compact planning tricks for small inside plots apply to the awkward corners too, and we have gathered them in our small plot house design tips.

Elevation and privacy on two fronts

A corner house design in India is seen from two roads and from the junction, so the elevation cannot stop at the front wall. The secondary road side needs the same material language, at least for the first 20 feet from the corner. Budget 30 to 40 percent more for the elevation than you would on an inside plot of the same size, and treat the corner itself as the focal point with a tower, a double height window or a wrap around balcony.

Privacy is the quieter problem. Two road facing walls mean two walls of windows that passers by can see into, and ground floor bedrooms on a corner feel exposed. Our fixes, in order of cost, are a 1.2 m compound wall with a 60 cm planter hedge above it, vertical louvres or a jali screen on the road side windows, and sill heights of 1.2 m on ground floor road facing rooms so a seated person is not visible from the footpath.

Noise follows the same logic. Keep bedrooms at the inner corner, use 6 mm or laminated glass on road side windows, and put the AC outdoor units on the neighbour side walls where the compressor hum does not bounce off the road. Our post on modern house elevation design ideas for India shows how corner houses carry the material around both sides without the budget doubling.

Your next step

Before you buy a plan, confirm the primary road, the double setback, the splay and the gate rule with the local body. Then decide whether you want the angled corner entrance or a conventional one, and check the junction corner against the Vastu table above. Our pillar guide on how to choose the right house plan in India covers the rest of the method, from floor count to budget.

Frequently asked questions

Is a corner plot good for building a house?

Yes, a corner plot is good for a house if you plan for its two open sides. You get light and air on two walls, a bright staircase, a second entrance option and a stronger elevation. You pay with a double front setback that cuts footprint by 8 to 15 percent, a longer compound wall, more traffic noise and less privacy. Corner plots sell at a 10 to 20 percent premium in most Indian cities for these reasons.

Which corner plot is best as per Vastu?

Vastu guidance rates a north east corner plot, with roads on the north and east, as the most favoured. North west corners are considered good, especially for business use. South east corners are acceptable with the kitchen in the south east. South west corners need care, not rejection, and are planned by keeping the south west built up and bringing the entrance from the north or east side where possible.

Do corner plots have more setbacks?

Yes. Most municipal bylaws treat both road facing sides of a corner plot as fronts, so the front setback applies twice. Many cities also require a corner splay, a 45 degree cut of 2 to 3 m on each side at the junction that cannot be built or walled, and they restrict gates within 6 to 9 m of the junction. FAR stays the same, so the lost ground coverage can often be recovered with an extra floor.

How do you design a house on an L shaped or irregular plot?

Draw the largest clean rectangle that fits inside the setback line and build the house there. Give the leftover triangle, wedge or short arm to parking, a garden, a sit out or the store and utility rooms, which tolerate odd shapes. Keep the compound wall on the irregular boundary and the house walls straight. Angled rooms cost more to build, tile and furnish, and Vastu guidance also prefers a rectangular house.

Where should the entrance be on a corner plot house?

Either on the primary road side, set back from the junction, or angled at 45 degrees facing the corner itself. The angled entrance gives the house presence from both roads but costs more in elevation work and is harder to make Vastu friendly unless the junction is north east. Gates are usually not allowed within 6 to 9 m of the junction, so the car entry should sit on the quieter road away from the corner.
