QUICK ANSWER
A 20 lakh house plan in 2026 buys about 900 to 1,100 sq ft of built-up area at Rs 1,800 to 2,200 per sq ft, which is a 2 BHK with hall, kitchen and one or two toilets on a single floor. Rs 10 lakh builds a 450 to 550 sq ft 1 BHK, Rs 15 lakh a 700 to 800 sq ft compact 2 BHK, and Rs 25 lakh a 1,150 to 1,350 sq ft 2 or 3 BHK. Land and interiors are extra.
KEY TAKEAWAYS
- Rs 20 lakh builds roughly 1,000 sq ft in 2026 at a standard finish, excluding land.
- Single floor, rectangular footprint and a simple roof are the three biggest cost savers.
- Rates differ by state: Rs 1,500 per sq ft in parts of UP and Bihar, Rs 2,400 or more in Bangalore and Pune.
- Keep 8 to 10 percent of the budget untouched for approvals, connections and surprises.
- Plan for a future first floor by sizing the footings now, not later.
IN THIS GUIDE
What Rs 20 lakh actually builds in 2026
A 20 lakh house plan in 2026 gives you about 900 to 1,100 sq ft of built-up area with a standard finish. That is a single floor 2 BHK with a 12x14 ft hall, a 9x10 ft kitchen, two bedrooms of around 11x12 ft, one or two toilets and a small verandah. In a lower cost state you can stretch to 1,200 sq ft. In Bangalore or Pune the same money builds closer to 800 sq ft.
The figure covers structure, plaster, flooring, doors, windows, basic electrical and plumbing, and paint. It does not include land, boundary wall, borewell, approvals or interiors. Our Indore studio sees the same story every month: the family budgets Rs 20 lakh for the house and forgets what sits around it. Before fixing the plan, read our guide on how to choose a house plan that matches your budget and plot.
Budget to area table: 10, 15, 20 and 25 lakh
The table below uses 2026 rates for a tier 2 city at a basic to standard finish. Multiply by 0.85 for low cost states and by 1.2 for tier 1 metros.
| Budget | Rate used | Built-up area | What fits |
|---|---|---|---|
| Rs 10 lakh | Rs 1,800 to 2,000 | 450 to 550 sq ft | 1 BHK: hall, kitchen, 1 bedroom, 1 toilet |
| Rs 15 lakh | Rs 1,900 to 2,100 | 700 to 800 sq ft | Compact 2 BHK with 1 toilet and verandah |
| Rs 20 lakh | Rs 1,900 to 2,200 | 900 to 1,100 sq ft | 2 BHK with 2 toilets, pooja nook, verandah |
| Rs 25 lakh | Rs 1,900 to 2,200 | 1,150 to 1,350 sq ft | Large 2 BHK or compact 3 BHK, parking bay |
A 10 lakh house plan is realistic only in villages and small towns where sand, bricks and labour are cheaper. A 15 lakh house plan is the typical compact 2 BHK. A 25 lakh house plan is where the third bedroom or a parking bay first becomes possible. Our post on what it costs to build a 1000 sq ft house in 2026 shows the line items behind the 20 lakh row.

Layouts that fit a house plan under 20 lakh
The cheapest house to build is a rectangle with a flat roof, all plumbing on one wall, and no cantilevers. Every corner adds formwork, steel and plaster time. Here are three layouts we draw most often for a house plan under 20 lakh.
Layout 1: 20x40 plot, 800 sq ft (Rs 15 to 17 lakh)
- Front verandah 6x10 ft doubling as two wheeler parking
- Hall 11x14 ft, kitchen 8x10 ft behind it
- Two bedrooms 10x12 ft in a row on one side
- One toilet and wash area on the back wall, outside stair to the terrace
Layout 2: 25x40 plot, 1,000 sq ft (Rs 19 to 22 lakh)
- Hall 12x15 ft with a dining strip near the kitchen
- Kitchen 9x11 ft with a utility passage
- Master bedroom 12x13 ft with attached toilet, second bedroom 11x12 ft
- Common toilet, pooja nook, verandah in front, slab left ready for a first floor
Layout 3: 30x40 plot, 1,200 sq ft (Rs 23 to 26 lakh)
Three bedrooms become possible here, or two bedrooms plus a 10x16 ft parking bay. Ready drawings for the first two options are in our 800 sq ft house plans collection, and the smaller end is covered in our guide to 600 sq ft house plans for narrow and small plots.
How the budget splits across the build
For a 1,000 sq ft, Rs 20 lakh house in 2026 the split looks roughly like this.
| Stage | Share | Approx amount |
|---|---|---|
| Foundation and plinth | 12 to 14 percent | Rs 2.4 to 2.8 lakh |
| Columns, beams, slab (RCC) | 22 to 25 percent | Rs 4.4 to 5 lakh |
| Brickwork and plaster | 16 to 18 percent | Rs 3.2 to 3.6 lakh |
| Flooring and tiles | 9 to 11 percent | Rs 1.8 to 2.2 lakh |
| Doors and windows | 8 to 10 percent | Rs 1.6 to 2 lakh |
| Electrical and plumbing | 10 to 12 percent | Rs 2 to 2.4 lakh |
| Paint, finishing, misc | 8 to 10 percent | Rs 1.6 to 2 lakh |
| Contingency | 8 to 10 percent | Rs 1.6 to 2 lakh |
Our structural engineer reviews every low budget plan for one thing: do not cut steel or cement grade to save money. A footing designed for one floor will not safely take a second floor later, and almost every 20 lakh client adds a floor within ten years.
State and city differences in 2026
The same 20 lakh house plan builds very different areas across India because labour, sand and bricks vary so much. These are approximate 2026 ranges for a standard finish.
- UP, Bihar, Jharkhand, Chhattisgarh small towns: Rs 1,450 to 1,750 per sq ft, so Rs 20 lakh builds 1,150 to 1,350 sq ft
- MP, Rajasthan, Odisha tier 2 cities: Rs 1,700 to 2,100 per sq ft, 950 to 1,150 sq ft
- Gujarat, Maharashtra interiors, Telangana, Andhra: Rs 1,800 to 2,300 per sq ft, 850 to 1,100 sq ft
- Kerala, Tamil Nadu, Karnataka outside metros: Rs 1,900 to 2,400 per sq ft, 830 to 1,050 sq ft
- Bangalore, Pune, Hyderabad, Chennai, NCR: Rs 2,200 to 2,800 per sq ft, 700 to 900 sq ft
In villages, a 20 lakh budget often stretches further because the family supplies bricks or labour. Our post on village house designs with aangan and verandah on 10 to 25 lakh budgets covers that case.
Where to save and where not to
This is the list we hand to every client who asks for a house plan under 20 lakh.
Save here
- Single floor, rectangular footprint, no cantilever balconies
- 600x600 mm vitrified tiles instead of large format or marble
- Flush doors with laminate, UPVC or steel windows
- Plain plaster and paint facade; add cladding later
Never save here
- Cement grade, steel quantity and curing time
- Waterproofing on the roof and toilets
- Electrical wiring quality and earthing
- Footing size if you plan a future floor
The costs that quietly break a 20 lakh budget sit outside the main contract. Our list of hidden costs in house construction that first time builders miss covers boundary wall, connections, soil filling and approval fees, which together run Rs 2 to 4 lakh.

Frequently asked questions
How many sq ft can I build with 20 lakh in 2026?
About 900 to 1,100 sq ft at a standard finish in a tier 2 city, where 2026 rates run Rs 1,900 to 2,200 per sq ft. In low cost states like UP or Bihar you can reach 1,200 to 1,350 sq ft. In Bangalore, Pune or NCR the same budget builds 700 to 900 sq ft. These figures exclude land, boundary wall and interiors.
Can I build a 2 BHK house in 15 lakh?
Yes, a compact 2 BHK of 700 to 800 sq ft is possible in 15 lakh in most tier 2 and tier 3 towns in 2026. Expect a 11x14 ft hall, 8x10 ft kitchen, two bedrooms around 10x12 ft and one toilet, on a single floor with a simple roof. In metros 15 lakh builds closer to 550 to 650 sq ft.
What is the cheapest house design to build in India?
A single floor rectangle with a flat RCC roof, all toilets and the kitchen on one plumbing wall, standard 9 ft ceiling height, and no cantilevers or curved walls. Keep windows standard sizes, use vitrified tiles and flush doors. This layout typically costs 10 to 15 percent less per sq ft than an irregular plan of the same area.
Does a 20 lakh budget include land and interiors?
No. The 20 lakh figure in this guide covers only construction: foundation, structure, brickwork, plaster, flooring, doors, windows, basic electrical and plumbing, and paint. Land, registration, approvals, boundary wall, borewell or water connection, electricity meter, modular kitchen, wardrobes and furniture are extra. Budget Rs 2 to 4 lakh for the site items alone.
Should I build a duplex or single floor on a tight budget?
Single floor. A duplex adds a staircase, a second slab and heavier columns, costing 5 to 8 percent more per sq ft. On a 20 lakh budget that means losing 50 to 80 sq ft of rooms. Build a single floor now with footings designed for G+1, leave the staircase position fixed, and add the first floor when funds allow.
