Climate and orientation

Coastal, humid, with one of the heaviest monsoons in India, over 3,500 mm a year. Steep sloped roofs, wide overhangs and anti-fungal finishes are essential. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Hard laterite that is quarried into building blocks, with excellent bearing capacity on the uplands and soft marine clay along the Netravati backwaters. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Mangalore

Plans are sanctioned by Mangaluru City Corporation and MUDA (Mangaluru Urban Development Authority). Mangaluru City Corporation usually allows G+2 on residential plots with coverage and setbacks based on plot size, and CRZ rules apply within the coastal belt. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
