Climate and orientation

Milder than the rest of Tamil Nadu thanks to the Palakkad gap breeze, rarely above 38 C, with modest rainfall. Open courtyards and wind-catching west openings work well here. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Red loam and gravelly murrum with good bearing across most layouts, with black soil in the eastern cotton belt near Sulur. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Coimbatore

Plans are sanctioned by Coimbatore City Municipal Corporation and LPA (TN single window). The corporation usually sanctions G+1 or G+2 for independent houses with FSI and setbacks tied to plot size and road width under the TN Combined Development Rules. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
