Climate and orientation

Humid backwater city with over 3,000 mm of rain and salty air. Steep roofs, deep eaves, raised plinths and anti-termite treatment are non-negotiable. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Soft marine clay and reclaimed backwater fill with a very high water table, so pile foundations are standard on most low-lying plots. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Kochi

Plans are sanctioned by Kochi Municipal Corporation and GCDA (Kerala Municipality Building Rules). Under the Kerala Municipality Building Rules, G+1 or G+2 houses are usually allowed with coverage and setbacks tied to plot area, and CRZ limits apply along backwaters. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.

Expect roughly Rs 2,000 to Rs 3,200 per sq ft for an independent house, labour and material, excluding land.
