Climate and orientation

Doon valley gets very heavy monsoon rain and cool winters with pleasant summers; sloping roof sections, large overhangs and seismic zone IV detailing shape the plans. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Doon gravel and boulder beds that drain quickly and bear well, although seasonal rao streams cut through many colonies and demand careful plinth levels. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Dehradun

Plans are sanctioned by Mussoorie Dehradun Development Authority (MDDA) and Nagar Nigam. MDDA plots usually allow ground plus two floors with pitched roof encouragement in hill facing zones; FAR and setbacks come from the Uttarakhand building bylaws by plot size. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
