Climate and orientation

Wedged between forest hills and the Ganga, the town gets intense monsoon rain and humid summers; overhangs, slanted roof sections and termite proofing are design essentials. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Boulder strewn river terraces with excellent bearing but hard excavation; plots on the slopes toward Tapovan need retaining walls and drainage behind them. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Rishikesh

Plans are sanctioned by HRDA and Rishikesh Nagar Nigam. HRDA norms usually allow ground plus two floors with pitched roof preference near the hills; construction near the river bank and forest boundary is tightly restricted. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
