Climate and orientation

River town at the Ganga's exit from the hills, with humid monsoon months and foggy winters; ventilation through the house and mould resistant finishes are priorities. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Coarse Ganga alluvium with a shallow water table and flood sensitivity along the canal belt; raised plinths and anti seepage foundation treatment are routine. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Haridwar

Plans are sanctioned by Haridwar Roorkee Development Authority (HRDA) and Nagar Nigam. HRDA generally permits ground plus two floors in residential colonies; land near the Ganga and canal has restricted zones and a sewage connection condition. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
