Common plot sizes in Gurgaon

Most of the Gurgaon plots we design for fall in these sizes:

Climate and orientation

Dry heat from April to June and a short sharp winter make a double skin on the south and west worth the cost. Monsoon waterlogging in low sectors argues for a raised plinth. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Firm sandy loam over the Aravalli ridge in the south, softer clayey fill in newer sectors; soil tests often push designers toward deeper footings in sectors beyond 80. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Gurgaon

Plans are sanctioned by Municipal Corporation of Gurugram (MCG) and DTCP Haryana. Licensed colony plots typically get stilt plus four floors where the policy is active, with ground coverage and FAR set by DTCP Haryana according to plot size. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.

Expect roughly Rs 2,200 to Rs 3,400 per sq ft for an independent house, labour and material, excluding land.
