Climate and orientation

Summers cross 42 C with dusty loo winds, winters drop near 5 C with fog. West facing walls need shading and roofs need insulation for both seasons. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Yamuna alluvium with uneven bearing capacity; isolated footings serve most colony plots while raft foundations are preferred where the water table sits high. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in New Delhi

Plans are sanctioned by Delhi Development Authority (DDA) and MCD. Residential plots are usually allowed stilt plus four floors under the Delhi Master Plan with FAR that typically rises on smaller plots; setbacks and height depend on plot size and road width. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.

Construction cost in New Delhi (2026)

Expect roughly Rs 2,200 to Rs 3,500 per sq ft for an independent house, labour and material, excluding land.
