Climate and orientation

Valley climate at 790 m with mild summers, cold winters and a long wet monsoon, in seismic zone V. Pitched roofs, lightweight upper floors and earthquake-resistant framing are key. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Soft lacustrine clay of the Imphal valley with a high water table and liquefaction risk, so pile or raft foundations are strongly recommended. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Imphal

Plans are sanctioned by Imphal Municipal Corporation and Manipur Town Planning. The corporation usually limits residential builds to G+1 or G+2 with seismic zone V design, and land ownership rules in Manipur restrict transfers to non-residents. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
