Climate and orientation

Malwa plateau at 550 m gives Indore hot but dry April and May days, pleasant breezy nights, a solid monsoon and crisp winters. A north-east courtyard, shaded west wall and a terrace designed for winter sun cover all three seasons. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Black cotton soil across most of the city, with hard yellow murum at 1.5 to 3 m on the higher Vijay Nagar and Rau sides; footings are taken to the murum and tied with a plinth beam so the swelling clay cannot lift the walls. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Indore

Plans are sanctioned by Indore Development Authority (IDA) and Indore Municipal Corporation (IMC). IDA scheme plots and colonies in Indore generally follow the MP Bhumi Vikas Rules, where small residential plots typically get an FAR around 1.25 to 1.5 with ground coverage near 60 percent and a 3 m front MOS; corner plots and plots on wider roads get slightly different margins, so the sanctioned layout map should be checked before design. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
