Nimar lowland heat is noticeably harsher than Indore's plateau, with 45 C afternoons and warm nights. Hollow-block or cavity walls, insulated roofs and shaded water tanks are strongly advised. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Deep black cotton soil of the Narmada-Nimar belt; swelling clay means footings go below the active zone and plinth beams are non-negotiable. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Khandwa

Plots typically follow the MP Bhumi Vikas Rules with modest FAR and front margins by road width under the municipal corporation.
