Climate and orientation

Malwa weather like Indore but drier, with hot afternoons, cool nights and a moderate monsoon on the Shipra. Temple-town homes favour an east-facing tulsi courtyard and a shaded west side. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Black cotton soil over basalt, with the Shipra floodplain adding silt near the ghats; footings to the murum and a tied plinth beam are the standard safeguard. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Ujjain

Plans are sanctioned by Ujjain Municipal Corporation and Ujjain Development Authority (UDA). Residential plots usually come under the MP Bhumi Vikas Rules with small-plot FAR around 1.25 to 1.5; Simhastha mela land and temple precincts carry special restrictions. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
