Mahakoshal climate with hot summers, a strong monsoon fed by the Satpura ranges and chilly winter mornings. Verandahs that catch the winter sun and a well-drained plinth are the local checklist. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Granite and marble outcrops near Bhedaghat, with mixed red and black soil across the city; shallow rock makes footings light but blasting can be needed on some plots. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Jabalpur

Plans are sanctioned by Jabalpur Municipal Corporation (JMC) and Jabalpur Development Authority (JDA). JDA and colony plots usually follow the MP Bhumi Vikas Rules with small-plot FAR near 1.25 to 1.5; cantonment and defence areas have separate board rules. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
