Climate and orientation

Bundelkhand plateau at 500 m with dry heat in May, a reasonable monsoon around the Lakha Banjara lake and cold winter nights. Courtyards with a winter sun trap are a very old local habit. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Vindhyan sandstone and laterite with pockets of black soil near the lake; footings are usually simple on rock and need a plinth beam on the clay patches. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Sagar

Plans are sanctioned by Sagar Municipal Corporation with district Town and Country Planning. Plots typically follow the MP Bhumi Vikas Rules with small-plot FAR near 1.25 to 1.5; cantonment land in Sagar follows separate board rules. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
