Bundelkhand's rocky plateau heats brutally in May and holds that heat into the night; stone walls, small west openings and a shaded central court are the vernacular response. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Hard granite and gneiss bedrock close to the surface with thin red soil, giving exceptional bearing but costly rock excavation for footings and tanks. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Jhansi

Plans are sanctioned by Jhansi Development Authority (JDA) and Nagar Nigam. JDA plots generally permit ground plus two floors with front setback; cantonment and fort buffer zones add restrictions on height and excavation. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
