Climate and orientation

Industrial heat with summer highs beyond 45 C and dusty air, plus a muggy monsoon; thick roof insulation and dust sealed windows are the first items on the brief. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Hard Ganga Yamuna doab clay with good bearing in most colonies, though low lying pockets near the Pandu river waterlog and need a higher plinth. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Kanpur

Plans are sanctioned by Kanpur Development Authority (KDA) and Nagar Nigam. KDA generally allows ground plus two or three floors in approved layouts with front setback by road width; older unauthorised colonies may need regularisation first. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
