Climate and orientation

Hot humid summers, a soaking monsoon and misty winters on the Gomti plain; verandahs, high ceilings and deep chajjas are part of the Awadhi building habit for good reason. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Fine Gomti alluvium with a fairly high water table in the trans Gomti colonies, so raft foundations are common and basements are generally avoided. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Lucknow

Plans are sanctioned by Lucknow Development Authority (LDA) and Nagar Nigam. LDA plots usually permit ground plus two or three floors with setbacks scaled to plot area under the UP Building Bylaws; the LDA online portal handles sanction. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
