Climate and orientation

Braj summers are fierce and dusty with little relief till July; thick walls, inner courtyards and jaali screened balconies echo the old havelis for good reason. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Compact Yamuna alluvium with good bearing on the upland side, while the riverside and Vrindavan parikrama belt sit in flood prone soft soil. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Mathura

Plans are sanctioned by Mathura Vrindavan Development Authority (MVDA) and Nagar Nigam. MVDA generally permits ground plus two floors with setbacks by plot size; heritage, parikrama marg and Yamuna floodplain zones impose further limits on height and use. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
