Climate and orientation

Steel-plant town with very hot dry summers above 44 C, a strong monsoon and cool winters. Insulated roofs and deep verandahs are the practical answer. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Hard laterite and iron-rich gravel with excellent bearing on the plateau and softer soil along the Brahmani river. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Rourkela

The development authority usually allows G+2 on standard plots under Odisha planning rules, with leasehold steel-plant land carrying separate consent. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
