Climate and orientation

Snowbound winters near zero and gentle summers mean heating load drives the design; south facing glazing, thick insulated walls and steep roofs that shed snow matter most. We also check the plot facing early, because Vastu placement and sun path have to be solved together.

Soil and structure

Soft lacustrine clay and marshy ground near Dal and the Jhelum, with a high liquefaction risk in seismic zone V; raft or pile foundations and a soil report are essential. Our structural engineer sizes footings and columns from the soil report, which is why we ask for a soil test before the working drawings are issued.

Approvals in Srinagar

Plans are sanctioned by Srinagar Development Authority (SDA) and Srinagar Municipal Corporation. SDA bylaws usually cap residential plots at two or three floors with pitched roofs, and construction near Dal Lake and wetlands faces strict bans and buffer rules. We draw to those setbacks and ground coverage limits from the first sketch, so the sanction drawing and the design are the same drawing.
